What goes in a listing presentation

A listing presentation is the short deck you walk a seller through when you ask for their listing. It answers three questions: how you’ll find a buyer, what the home should sell for, and why you are the agent to do it. The builder gives you one page for each, in this order:

PageWhat it does
CoverThe address, a photo and the seller’s name. It shows the deck was made for this home, not printed from a stack.
Marketing planThe checklist of what you’ll do: photos, video, the MLS, the home’s own website, social, the open house, the sign, your weekly update. Tick what you’ll really do and edit the wording.
PriceYour recommended range, the comparable listings you chose, and why. The comparables carry the argument; the range is your call.
TimelineFrom photos to offers, so the seller knows what happens when.
About youA short bio and the numbers you can stand behind: your own, typed by you. Leave a number out rather than round it up.
Next stepsWhat you need from the seller to start, in order, and your contact details.

The plan comes before your bio on purpose. The seller is deciding how their home will be sold and for how much; lead with that, and let the page about you back it up.

Pitching a seller: what they want to know

Pitching a landlord or a management contract

Choose “Lease a rental” and the plan, the timeline and the next steps switch to finding a tenant: the rental sites, showings, and a rent recommendation with comparable rentals. Choose “Manage a property” and the plan adds screening to the same written criteria for every applicant, rent collection, repairs and a monthly update.

Presenting the price (or the rent)

The builder lays out your numbers; it doesn’t estimate anything. That keeps the recommendation where it belongs: with the agent who walked the home.

Tips for the meeting

Questions

What should a listing presentation include?

A cover with the property and the seller’s name, your marketing plan, your price recommendation with the comparable listings behind it, a timeline, a page about you, and next steps. The builder puts them in that order: the plan and the price first, because that is what the seller is deciding on. Six pages is enough; sellers remember the plan and the number, not the page count.

Why is “About you” near the end?

Because the seller is choosing a plan, not reading a résumé. Lead with how you’ll market the home and what it should sell for; by the time you reach your bio, it is backing up a plan they have already seen. Untick “Include this page” to leave it out.

Does it work for a rental listing or a property management pitch?

Yes. Choose “Lease a rental” or “Manage a property” and the marketing plan, the timeline and the next steps change to suit an owner who wants a tenant, not a buyer.

Does the tool estimate the rent or the price?

No. You type the comparable listings you chose and your own recommended range, and the tool lays them out in a table with a simple line showing where each one sits. The number is your professional opinion, and it should be.

Can I print it or save it as a PDF?

Yes. Print or save as PDF puts each section on its own landscape page, US Letter. In the print window choose “Save as PDF” to email it to the seller before or after you meet.

Are my photos uploaded anywhere?

No. The property photo and your headshot are resized in your browser and stay there. Nothing you type is sent to Reallyo. This device remembers your About me page, your theme and your color for next time, and “Forget them” clears it.

Where do my fees and the agreement go?

In your brokerage’s own agreement. This builder is the marketing pitch: it has no page for fees or terms, and the next-steps page only says you’ll send the agreement for the seller to review.

Is it free?

Yes, with no account, no watermark and no limit on how many you make.
