Turn followers into leads
The bridge from reach to inquiries — profile, calls to action, DMs and the fast follow-up that closes the loop.
Reach without conversion is a hobby. Plenty of agents get respectable views and zero business from them, because they never built the bridge from “watched a video” to “reached out.” This lesson is that bridge. It’s less glamorous than making content and it’s where the money actually is.
Your profile is the conversion page
Every good post sends people to your profile before they do anything else. Most agent profiles waste it. Fix three things:
- Bio says who you help and where, in one line. “Helping renters and first-time buyers in [city]” beats “Realtor | Dog mom | Coffee lover.” People decide in a glance whether you’re relevant to them.
- One clear link. To a page that captures the inquiry — your site, a listings page, or a booking link. Not your brokerage homepage.
- A pinned post that proves value. Your best neighborhood breakdown or explainer, pinned, so a new visitor’s first impression is “this person is useful.”
Give people a reason and a way to respond
Not every post should sell, but every post should have a next step available. Rotate soft calls to action:
- “Comment ‘GUIDE’ and I’ll send you the neighborhood breakdown.” (Comments boost reach and start a conversation.)
- “Save this for your next move.”
- “DM me your budget and I’ll send three options.”
The comment-to-DM move is especially strong: it lifts the post’s reach and opens a one-on-one thread, which is where trust actually forms.
The DM is the real conversion, so answer it fast
When someone comments or messages, the clock starts. On social, interest is fleeting — the person messaging you is messaging two other agents too. A reply within minutes wins conversations that a reply the next morning loses. If you can’t always be that fast, put an instant auto-responder on the front so the first reply is immediate and you follow up personally when you can. Speed is not a nicety here; it’s the whole game.
Close the loop off-platform
Social’s job is to start the relationship, not host it. Once someone’s engaged, move the serious ones to a real conversation — a call, a showing, an email thread — where you can actually do business. Followers who only ever like your posts aren’t leads. The ones you got into a DM and then a call are.
