Listings API and MCP Server Terms
Last updated: 6 November 2026.
These API Terms (“API Terms”) govern your use of the Reallyo Listings API, the Reallyo MCP server, and any AI app or other software you connect to your Reallyo account through them (together, the “API”). The API is provided by ZEEBO UK LIMITED trading as Reallyo (“Reallyo”, “we”, “us”, “our”). These API Terms add to our Terms of Use, which also apply to your use of the API. If these API Terms and the Terms of Use conflict, these API Terms apply to the API.
You accept these API Terms when you switch on API access for your account, create an API key, connect an AI app or other software to your account, or otherwise use the API. If you use the API on behalf of a company, you confirm that you are authorized to accept these API Terms for it, and “you” means that company.
1. What the API Does
The API lets your own software (for example, a property management system or your website) and AI apps you connect (for example, Claude or ChatGPT) create, update, read and remove listings on your Reallyo account. Reallyo publishes your listings to our partner sites as described in the Terms of Use and on the Site. The API documentation at listings-api.reallyo.com/v1/docs describes the operations, fields and limits available, and forms part of these API Terms.
2. Access, Plans and Limits
- Every plan. API access is available on every Reallyo plan, including the free plan. Your plan’s listing limit applies to listings sent through the API in the same way as to listings added in the dashboard.
- Limits. We set request and daily limits for each account and key, and we may change them. Requests above a limit may be refused, delayed or queued.
- Fees. There is no extra charge for API access today. If we introduce one, we will tell you before it applies to you.
- Our controls. We may switch API access on or off for an account, and we may require a review before changes from an account are applied.
3. API Keys and Connections
- Keep your key secret. An API key identifies your account. Do not put it in public code, web pages or shared documents, and give it only to people and systems acting for you.
- Your responsibility. You are responsible for everything done with your API key and through any app or software you connect, including changes an AI app makes on your instructions. This continues until you tell us that a key or connection has been compromised and we have had a reasonable time to revoke it.
- Lost keys. We store a fingerprint of your key, not the key itself, so we cannot show it to you again. If you lose it or think someone else has it, revoke or replace it straight away, or contact us.
- Read only or read and write. When you connect an AI app, you choose whether it may change your listings or only read them. You can cut off a connected app by revoking the key it uses, or by asking us to.
- Misuse. We may revoke or replace a key, or disconnect an app, if we reasonably believe it is compromised or being misused.
4. Your Listings and Data
- You are responsible for every listing. You are solely responsible for every listing on your account, however it got there: sent through the API, created or changed by an app or software you connected, or added in the dashboard. That includes its accuracy, its lawfulness, whether the property is available, its price, its photos and description, and the contact details in it, and keeping all of these up to date.
- Your Content. Everything you send through the API is your Content under the Terms of Use. You confirm that you have the right to market each listing, to use its photos, descriptions and other material, and to share any personal data it contains (for example, a contact’s name or phone number).
- Accuracy. You are responsible for the accuracy of what you send and for keeping it up to date, including marking units rented, or removing them, when they are no longer available.
- The law. Your listings must comply with applicable law, including fair housing laws and the licensing and advertising rules that apply to you.
- Proof that you may advertise. We may ask you at any time to show that you may advertise a property, for example with a licence, a management or listing agreement, proof of ownership or identification. We may hold or remove listings until you do.
- Personal details. Do not include the personal details of tenants, occupants or anyone else who has not agreed to them being published. You are responsible for having permission to share any contact details you include.
- Our checks. We check every listing and change. We may refuse, hold or not apply a listing or change that fails our checks, breaks our rules or a partner site’s rules, or looks like a mistake (for example, a large number of removals at once). When we do, the API tells you why. Our checks look at a listing’s form and completeness; they do not confirm that it is true, current or lawful.
- Photos. We copy each photo from the link you send and publish our copy.
5. Partner Sites
- No control. Our partner sites are independent businesses, and we have no control over the listings they publish: whether, when, where or how a partner site publishes, displays, ranks, edits or removes a listing, how quickly it shows a change or takes a listing down, or what it shows alongside it.
- No guarantee. We do not guarantee that any partner site will accept, display or keep displaying a listing, or show it exactly as you sent it. A partner site may keep showing a listing for a time after you change or remove it.
- Their rules. Partner sites apply their own rules and terms. We are not responsible for their content, their availability, or anything they do or do not do.
- Their rules apply to you. You must follow each partner site’s listing rules. If a partner site declines or removes a listing because it breaks them, that is not a fault in the API or the Service.
6. Enquiries and Leads
- No guarantee. Enquiries from renters and buyers about your listings may reach you directly from partner sites or through Reallyo. We do not guarantee how many enquiries you receive, their quality, or that the details in them are accurate.
- Answering them. You are responsible for how you handle and answer enquiries, and for doing so lawfully, including fair housing laws, the rules on calling and texting people (for example, getting consent before automated calls or texts where the law requires it) and the rules on marketing emails.
- Their details. Use the details in an enquiry only to deal with that enquiry, and as the law allows.
7. AI Apps and Other Software
- Third parties. AI apps and other software you connect are provided by third parties under their own terms and privacy policies. When you connect one, the information it reads from your account through the API is sent to that app and its provider.
- Errors made by AI. AI apps and the large language models (LLMs) behind them can misunderstand instructions, get details wrong, invent details, or act on the wrong listing. We are not responsible for any error made by an AI app or LLM when it uses the API, including listings it creates, changes or removes wrongly, or wrong details it sends. Changes an AI app makes through your account are treated as yours.
- Check their work. Review what an app does to your listings, and use a read-only connection when you do not need it to make changes.
- Not our responsibility. We are not responsible for third-party apps or software, their outputs, or how they handle your data.
8. What You May Not Do
You will not:
- share, sell, sublicense or resell access to the API, or use it to provide listing syndication or listing services to others, unless we have agreed to it in writing (our white-label syndication is offered under a separate agreement);
- send listings you are not authorized to market, or listings for short-term rentals;
- use the API to access another account’s data, or try to get around its limits, checks, holds or security;
- copy, scrape or harvest data from Reallyo or our partner sites through the API, or use it to build a competing listings database;
- load-test, probe or interfere with the API, or reverse engineer it except where the law allows;
- send malware, spam, or content that is unlawful, misleading or discriminatory.
9. Reports of False or Illegal Advertising
If an organisation asks us about advertising on your account that it says is false, misleading, fraudulent or illegal (for example a partner site, a property owner or their agent, a regulator, a fair housing organisation or a law enforcement agency), we may give it your name, your company and your contact details, together with the contact details in the listings concerned and information about those listings. We may also hold or remove the listings concerned while the matter is looked into.
If a property owner, or someone acting for one, tells us they did not authorize a listing on your account, we may hold or remove it without first deciding who is right.
10. Changes to the API
We may change, add to or remove parts of the API. We will try to give reasonable notice of a change that would break an integration built to the documentation, except where the change is needed for security or legal reasons, or to protect our partner sites.
11. Suspension and Ending Access
- You can stop using the API at any time, revoke your key, or ask us to switch API access off for your account.
- We may suspend or end your API access, revoke keys or disconnect apps as described in section 10 of the Terms of Use, or if your use risks harm to Reallyo, our partner sites or others.
- When API access ends, listings already on your account stay there and remain subject to the Terms of Use.
- Sections 4 (Your Listings and Data), 9 (Reports of False or Illegal Advertising), 13 (Errors, Faults and Liability) and 14 (Your Indemnity) continue to apply after your API access ends.
12. Records and Privacy
We keep records of API requests, and of each change sent and how it was applied, to run, secure and support the API and so that changes can be checked and undone. Our Privacy Policy explains what we collect and how long we keep it.
13. Errors, Faults and Liability
The API is part of the Service. Sections 12 (Disclaimers), 13 (Limitation of Liability), 15 (Governing Law and Jurisdiction) and 16 (Non-waivable Rights) of the Terms of Use apply to it. In addition, to the fullest extent the law allows:
- the API is provided “as is” and “as available”. We do not promise that the API, our checks or any partner site will be uninterrupted or free of errors or faults, or that any listing will reach or stay on any partner site;
- we are not liable for any loss, damage, cost or claim arising from errors, faults, bugs, interruptions, delays, security incidents, or lost or corrupted data, or from listings that are published, changed, held, not published or removed, whether caused by the API, by our suppliers, by a partner site, or by software or an AI app you connect;
- you are responsible for checking that your listings appear as you intended, and for keeping your own copy of your listing data.
14. Your Indemnity
You will indemnify Reallyo, its officers, employees and suppliers, and hold them harmless, against all claims, demands, losses, liabilities, damages, fines, costs and expenses (including reasonable legal fees) arising out of or in connection with: (a) your listings and anything else sent through the API from your account; (b) your use of the API, your API keys and any app or software you connect, including errors made by an AI app or LLM; (c) any error, fault or omission in your listings, your software or a connected app, or in what they send to us; (d) any claim that a listing on your account is false, misleading, discriminatory, infringing or otherwise unlawful; and (e) your breach of these API Terms or the Terms of Use. Section 14 (Indemnification) of the Terms of Use also applies.
15. Changes to These API Terms
We may update these API Terms. We will post the new version on this page with a new date and, for material changes, tell you by email or in the dashboard. If you keep using the API after a change takes effect, you accept the updated API Terms.
16. Notices and Contact
We may give you notices, including about changes to these API Terms or to your access, by email to the address on your account or in the dashboard. Questions about the API or these API Terms, and notices to us: hello@reallyo.com.
