What actually works on social in 2026
Why follower count is the wrong goal, and the two metrics that decide whether your posts get seen.
Ask most agents how their social media is doing and they’ll tell you their follower count. That’s the wrong number, and chasing it is why so many agents pour hours into posting and get nothing back. In 2026, the algorithms on Instagram, Facebook and TikTok don’t reward how many people follow you — they reward whether a piece of content gets saved and shared.
Why saves and shares run everything
When you post, the platform shows it to a small slice of your audience first. If those people save it or send it to someone, the platform reads that as “this is worth spreading” and shows it to far more people — many of whom don’t follow you. If they scroll past, it dies. Follower count barely enters the equation. This is why a brand-new account can get 50,000 views on one reel and an account with 10,000 followers can get 200.
So the goal isn’t “grow my following.” The goal is make things people forward. Followers are a lagging byproduct of that, not the target.
What gets saved and shared in real estate
- Useful, specific, local information. A breakdown of what $2,500/month rents you in three neighborhoods. A plain explanation of closing costs. Renters and buyers save these to reference and send to whoever they’re deciding with.
- A genuine look inside a property. Not a slideshow — a walk-through that feels like being there.
- A strong, specific opinion. “Stop offering over asking on homes with these three red flags.” People share takes they agree with.
- Behind-the-scenes and market reality. What a bidding war actually looked like this week. What broke in an inspection.
What doesn’t
Generic motivation (“Your dream home is waiting!”), listing-only feeds with no context, reposted quote graphics, and “Happy Friday!” posts. They’re neutral and forgettable — the exact opposite of shareable. Neutral content is invisible content.
The opinion
Post less, but make each post worth forwarding. One genuinely useful, opinionated post a week will out-perform daily filler, and it’s sustainable — which matters, because the agents who win at social are the ones who don’t burn out in month two.
