To list a rental on Realtor.com, create a free Avail account from Realtor.com’s landlord page, add the property, and click Publish. Avail is Realtor.com’s own landlord tool. Its $0 plan sends the listing to Realtor.com and other partner sites, and the listing appears in 24 to 48 hours. It expires after 30 days and has to be republished by hand. That’s the route for a landlord with one to three rentals. Agents, property managers and operators of large buildings have four other ways in, covered below.
Realtor.com has no form of its own for posting a rental. Its landlord page hands you to Avail, and everything else reaches the site through a partner. So the question isn’t “where’s the button”. It’s “which route matches how many rentals I have”. Pick by volume: Avail for a few, your property management software or a feed for many, Zillow only for buildings of 25 or more units.
We read each route’s own help and pricing pages on 25 October 2026 and kept only what a page states, with the quote. Where a page is silent, the table below says “not published”. (Disclosure: Reallyo publishes this blog and sends rentals to Realtor.com through a partner feed.)
Key takeaways
- Avail’s $0 plan is the only route that Realtor.com’s own landlord page offers. Avail’s paid Unlimited Plus plan is $9 per unit a month and adds extras, not the listing (Avail pricing).
- An Avail listing expires after 30 days and “will not re-syndicate automatically” (Avail help).
- Avail’s Promoted Listings add priority placement on Realtor.com for 30 days. No page we found publishes a price.
- A listing posted in Zillow Rental Manager doesn’t reach Realtor.com. Zillow’s deal covers multifamily listings of 25 or more units advertised with Zillow.
- Realtor.com itself publishes no feed specification or application page for rentals. We searched on 25 October 2026 and found none.
The five routes onto Realtor.com
| Route | Who it’s for | Cost (checked 25 Oct 2026) | Other sites it reaches | How leads arrive |
|---|---|---|---|---|
| 1. Avail (Realtor.com’s landlord tool) | Landlords and agents with a few rentals | $0 per unit; Unlimited Plus $9 per unit a month. Promoted Listings: not published | Avail names 19 platforms, including Redfin, Zumper, PadMapper, Rent.com, ApartmentGuide and Apartment List | In your Avail inbox |
| 2. Property management software | Managers already on a tool that names Realtor.com | AppFolio: $10 per verified Premium lead. Buildium, DoorLoop, RentRedi, TurboTenant: not stated per site | Each tool’s own partner list | In the tool |
| 3. Zillow multifamily advertising | Communities of 25 or more units | Zillow packages: not published | Zillow says it is the “exclusive provider of multifamily rental listings on Realtor.com” | Through Zillow |
| 4. MLS | Licensed agents | Your MLS’s rules: not published | Realtor.com says it sources rentals from “multiple listing services nationwide” | Not stated |
| 5. A partner feed | Agents and managers with many rentals | Varies by provider (Reallyo: free for 1 active listing, $39 a month for 10) | Varies by feed (Reallyo’s reaches 19 sites) | The feed provider’s inbox |
| Not published | Promoted Listings price; a Realtor.com feed application; how MLS rentals are accepted |
Each row is explained below, with the page it comes from.
Which route onto Realtor.com fits your rentals?
Three questions, about ten seconds. The answer depends on how many rentals you have and what you already use.
Question 1 of 3
How many rentals will you list this year?
Question 2 of 3
What do you already use to manage rentals?
Question 3 of 3
How big is each building?
Your answer
Use Avail, Realtor.com's own landlord tool
For a few rentals of your own, Avail is the route Realtor.com itself points to, and its $0 plan lists the rental on Realtor.com and other partner sites. Put a reminder in your calendar for day 30: an Avail listing expires after 30 days and doesn't re-syndicate on its own.

Check your property management software first
AppFolio, Buildium, DoorLoop, RentRedi and TurboTenant all name Realtor.com on their own pages. Open your tool's syndication settings before you add another account. On AppFolio, Realtor.com is a Premium site billed at $10 per verified lead.

Enter the listing once and send it by feed
Past a handful of rentals, typing the same listing into each site is the slow part. Reallyo sends rentals to Realtor.com through a partner feed, as one of the 19 sites in its network. Acceptance depends on each site's rules, and Realtor.com doesn't show listings with a hidden address.

Large communities go through Zillow
Zillow announced in March 2024 that it would be the exclusive provider of multifamily rental listings on Realtor.com, for listings of 25 or more units advertised on Zillow. That route runs through Zillow's multifamily advertising, not Rental Manager.

How do I list a rental on Realtor.com with Avail?
Go to realtor.com/landlords/list-rental-property, click “List your rentals”, sign up for Avail, add the property and publish. Realtor.com’s support page walks through those steps and says “Agents and property owners can easily launch rental listings across Realtor.com and other popular rental websites by creating an Avail account” (Realtor.com support).
What the listing form asks for, according to Avail: property details with photos, a title and description (Avail suggests both), the rent and required fees. Then you publish.
- Cost: Avail’s pricing page shows Unlimited at “$0/unit” for “Unlimited Units” and Unlimited Plus at “$9/unit Per Month”. The paid plan’s headline items are FastPay, waived ACH fees, custom lease templates and a branded property website (Avail pricing).
- Where it goes: Avail’s help page says the listing reaches “19 of the top rental platforms”, from ApartmentGuide, Apartment List and Dwellsy to Zumper, PadMapper, Redfin (via Rentals.com syndication feeds), Rent.com and Realtor.com (Avail help). The count varies by page: Realtor.com says “top 20”, Avail says 19, and Realtor.com’s support page says “over a dozen”. Treat 19 as Avail’s current figure.
- Timing: “It generally takes 24 to 48 hours for external partner websites to pull our syndicated data.” Edits take the same 24 to 48 hours to show.
- Expiry: “Every Avail rental listing automatically expires after 30 days.” You republish to start a new cycle (Avail help). Put the date in your calendar.
- Leads: “All tenant responses from partner sites are accessible through your Avail account instantly.” Realtor.com’s support page also says Avail landlords receive “an average of 18 inquiries within 2 weeks”. That’s Realtor.com’s own figure and it gives no method, so read it as a claim, not a forecast.
Promoted Listings are the paid upgrade. Avail says they give “premium placement” on Realtor.com (Realtor.com, HighRises, Homefinder) and on the Zumper network, for 30 days from payment (Avail, Realtor.com support). The support page tells you to “Confirm payment using your saved billing details” but doesn’t show an amount, and neither does Avail’s own comparison of listing sites, which says “market-based pricing”. If you want to know the price, it’s the screen inside your account.
Can property management software list on Realtor.com?
Yes, if your software names it, and the cost depends on the software. We found five vendors whose own pages name Realtor.com:
- AppFolio: Realtor.com sits in the “Premium Featured” group on AppFolio’s listing partners page. AppFolio’s Premium Listing page says “You will be charged $10 for each Premium lead you receive, billed monthly” and “You set your monthly cap per property”. Leads from its basic free sites aren’t charged.
- Buildium: its help centre lists Rental Beast as a partner whose network sites are RentalBeast.com and Realtor.com. The Rental Beast entry says “Free” and requires “MITS required fields” (Buildium help, 27 May 2026).
- DoorLoop: a Realtor.com toggle in Listing Syndications, which “isn’t available to Starter Plans” (DoorLoop help).
- RentRedi: names Realtor.com for its Premium Listings and notes that “Realtor.com does not currently support direct links to listings” (RentRedi, help).
- TurboTenant: lists Realtor.com among its partners, adds “Not every listing will appear on every website” and says “Most advertising partners update their listings within 48 hours” (TurboTenant help).
We found no vendor page naming Realtor.com for Rent Manager or Yardi, so we haven’t listed them. If you use either, ask your account manager. Our 18-tool syndication comparison covers what each tool costs and which portals it reaches.
Does a Zillow listing show up on Realtor.com?
Only for large buildings. Zillow announced in March 2024 that it would be “the exclusive provider of multifamily rental listings on Realtor.com”, and that “multifamily rental listings with 25 or more units advertised on Zillow will also be displayed on Realtor.com” (Zillow press release, 5 March 2024). Zillow defines multifamily as “apartment communities of 25+ units” and says that for portfolios under 25 units, “posting on Zillow Rental Manager is free to start” (Zillow Rentals Network). A Rental Manager listing “reaches renters across Zillow, Trulia and HotPads”, and that sentence doesn’t name Realtor.com.
We found no later Zillow or Realtor.com page that confirms or ends the arrangement, so treat the March 2024 announcement as the latest word. For the rest of the Zillow picture, see how the Zillow Rentals Network works and our guide to listing on Zillow.
Can an agent list a rental on Realtor.com through the MLS?
Possibly, but we couldn’t verify the mechanics. The one rental-specific statement we found is in the same Zillow and Realtor.com release, which describes Realtor.com’s rental content as sourced from “direct relationships with single-family and low-rise rentals landlords through its Avail platform, Internet Listing Services and property management companies, as well as the rental content that Realtor.com sources from multiple listing services nationwide.”
That says rentals come from MLSs. It doesn’t say which MLSs, which rental types, or how fast, and no Realtor.com page we found does. MLS rules differ, so ask yours whether it passes lease listings to Realtor.com before you plan around it. Agents who don’t use the MLS for rentals can use Avail, which Realtor.com’s support page says is open to “agents and property owners”, or a feed.
What about a feed, and is there a Realtor.com feed application?
A partner feed is the route for volume, and Realtor.com doesn’t publish an application page for it. The release above names “Internet Listing Services and property management companies” as direct sources, which is the category a feed provider sits in. We searched Realtor.com’s site and help pages on 25 October 2026 and found no public specification, fee or sign-up page for sending rentals by feed. That’s why we don’t tell you to apply: use a provider that already sends them.
Reallyo sends rentals to Realtor.com through a partner feed, as one of the 19 sites in its network. You enter the listing once, and the same entry goes to Zillow (through HotPads), Apartments.com and the other sites. Its free plan covers one active listing, and Growth is $39 a month for 10 (Reallyo pricing). It covers US rentals only. Realtor.com doesn’t show listings with a hidden address, so give the full address. Acceptance depends on each site’s own rules, so a feed doesn’t guarantee a listing will appear.
Which route should I use? (City and rent don’t decide it)
Google’s AI Overview for this search ends by asking for your city and your monthly rent. In every source we read, neither is what picks the route. Your volume and your tools are. Here’s what we’d do:
- One to three rentals you own: use Avail. It’s the route Realtor.com points you to, it costs $0, and you only have to remember the 30-day republish.
- You’re on AppFolio, Buildium, DoorLoop, RentRedi or TurboTenant: open the syndication settings first. Check what Realtor.com costs on your plan (on AppFolio it’s $10 a verified lead) before you add an Avail account too.
- An agent or manager with many rentals, no software that reaches Realtor.com: send them by feed so you don’t retype each listing. Reallyo’s free plan covers the first one.
- A community of 25 or more units: go through Zillow’s multifamily advertising. Don’t expect a Rental Manager post to carry over.
- Everyone: list on the other big portals too, because renters spread across them. See where to post rental listings and how rental listing syndication works.
Whichever route you pick, the listing text is yours to write. Our free listing description generator writes a first draft.
FAQ
How do I list a rental on Realtor.com? Create a free Avail account from Realtor.com’s landlord page (realtor.com/landlords/list-rental-property), add the property, fill in rent, photos and description, and publish. Avail sends the listing to Realtor.com and other partner sites, usually within 24 to 48 hours. Larger operators can also reach Realtor.com through property management software, a partner feed or Zillow’s multifamily advertising.
Is it free to list a rental on Realtor.com? Yes through Avail’s Unlimited plan, which its pricing page shows at “$0/unit”. Optional extras cost money: Unlimited Plus is $9 per unit a month, and Promoted Listings are a paid upgrade whose price isn’t published. On AppFolio, Realtor.com is a Premium site billed at $10 per verified lead.
Can I list a rental on Realtor.com without Avail? Yes, through software that names Realtor.com (AppFolio, Buildium, DoorLoop, RentRedi, TurboTenant), through a partner feed, through Zillow if the building has 25 or more units, or through an MLS where it passes rentals along. Realtor.com has no posting form of its own.
How long does a rental listing take to appear on Realtor.com? Avail says it “generally takes 24 to 48 hours” for partner sites to show a new listing. TurboTenant says most partners update “within 48 hours”. Other routes don’t publish a time.
How long does an Avail rental listing stay up? 30 days. Avail’s help page says it “automatically expires after 30 days” and must be republished, because it “will not re-syndicate automatically”.
Which other sites does an Avail listing reach? Avail’s help page names 19, including Realtor.com, Redfin, Zumper, PadMapper, Rent.com, ApartmentGuide, Apartment List, Dwellsy, Movoto, RentCafe and Nextdoor (Nextdoor needs a linked account). Avail’s own pages vary between “top 19” and “19+”, and Realtor.com’s page says “top 20”.
Does a Zillow Rental Manager listing show on Realtor.com? No, not for most landlords. Zillow’s agreement with Realtor.com, announced in March 2024, covers multifamily listings of 25 or more units advertised on Zillow. Zillow says Rental Manager listings reach Zillow, Trulia and HotPads.
How much do Avail Promoted Listings cost? Neither Avail nor Realtor.com publishes a price. The promotion runs for 30 days and you confirm payment inside your Avail account.
Does Realtor.com show rentals with a hidden address? No. Realtor.com doesn’t show listings with a hidden address, so give the full address when you list.
