No. Zillow doesn’t offer a self-serve API for posting rentals, and that’s by design. Software posts rentals to Zillow through its free automated feed program, which starts with a request to Zillow’s Rentals Integrations team and a feed test that “typically takes 4-6 weeks”. Zillow’s data API, run through Bridge, carries public records and Zestimates, not listings, and its Claude and ChatGPT connectors are read-only tools for renters. So for most agents and property managers, the API worth using is one that sends to Zillow for you: your property management software’s, or a syndication service’s such as Reallyo’s Listings API and MCP server.
Our view: an approved feed is the right door, and very few teams should build their own. Zillow’s own feed guide says owners and managers “with a small number of properties” should use Zillow Rental Manager “or using a third-party syndication platform, rather than building and maintaining your own feed”. Below is every “Zillow API”, what each one does and who can use it, then the same question for Apartments.com, Zumper and Realtor.com. (We read each company’s own developer, help and partner pages and checked them on 6 November 2026. Disclosure: Reallyo publishes this blog and sends rentals to Zillow’s network.)
Which “Zillow API” do you mean?
Zillow Group says it has “close to 20 APIs” for the public and for partners. Only two sit under rentals, and neither is a posting API you can sign up for.
| What you want | Zillow’s offer | Can it post a rental? | Who can use it | What it takes |
|---|---|---|---|---|
| Send your rentals to Zillow | Rentals Feed Integrations | Yes, as a feed | Property management companies and systems | Free; approval first; testing “typically takes 4-6 weeks” |
| Faster updates on top of a feed | Zillow’s listing API layer | Updates, on top of a feed | Partners with an approved feed | ”The real-time API is built on top of an already-existing bulk feed” |
| Get enquiries back | Lead API | No | Feed partners | ”We can deliver lead data to your webhook or endpoint via HTTP POST callback” |
| Property data | Zillow Group data on Bridge | No | On request | Public Records, Zestimates and Econ data; “a maximum of 1,000 calls/day per data set” |
| Ask about homes in Claude or ChatGPT | The Zillow connector | No | Renters and buyers | ”The Zillow connector is read-only and isn’t tied to your Zillow account” |
If you came here for Zillow’s data, the Bridge row is your answer. The rest of this page is about the other direction: getting your rentals onto Zillow.

Where do your listings live today?
Question 3 of 3
Do you want the same listings on other sites besides Zillow?
Your answer
Post in Zillow Rental Manager
With a few units, Zillow's own tool is the simplest door: it's free to publish and needs no API. Zillow's feed guide suggests it for owners and managers "with a small number of properties".
How to post a rental on ZillowYour answer
Switch Zillow on in your property management software
If your property management system already sends a feed Zillow accepts, that's your API: switch Zillow on there. AppFolio, RealPage, ResMan and Rent Manager each have a Zillow help article on how their feed works.

Use a syndication service's API
Send each listing once from your spreadsheet, your own system or an AI assistant, and let the service run the feeds to Zillow and the other rental sites. Reallyo's Listings API and MCP server are included on every plan, the free one too, with no approval or feed testing to wait for.

Apply for Zillow's feed program
If you build software for many landlords, your own feed can make sense. Zillow's program is free, but it needs approval from its Rentals Integrations team first, and testing "typically takes 4-6 weeks".

Does Zillow have an API to post rental listings?
Not a self-serve one. The route Zillow publishes for software is its feed program: “If you are a property management company or a property management system and wish to syndicate listing data to the Zillow Rental Network, you can send us listing data through our free automated feed program.” It costs nothing, but “you must submit a request to integrate and receive approval from our Rentals Integrations team before beginning work on a feed.” Zillow accepts its own XML format and “will also accept MITS format”.
Zillow’s Rental Listing Bulk Feed Guide (revised 13 August 2026) adds that “All new feeds must be approved by the Zillow Rentals business team.” Once a feed is live, Zillow also offers an API layer on top of it that it says gets updates “within a few minutes”. It’s an extra build for a partner that already runs a feed, not a way in for a new one.
That’s why searches for “Zillow API” turn up scrapers and third-party code on GitHub. None of them is Zillow’s, and none posts listings through Zillow.
Why there’s no sign-up posting API
Zillow’s pages explain the design in their own rules. A feed is approved before it carries listings, and the Rentals Listings Quality Policy says “Zillow Rentals only permits one listing per address. Duplicate listings are not permitted.” Its help centre adds that “Zillow will only ever publish a single version of a listing at any given time”, so a second copy from another system “is very likely” to be declined. An open API that anyone could post through would make each of those rules harder to keep.
For a renter, that’s the point: fewer duplicates and fewer listings nobody checked. For you, it means the work is choosing who sends your listings, not writing code.
Apartments.com, Zumper and Realtor.com
The other big sites follow the same pattern: a feed or a partner, with a person approving it first.
| Site | The programmatic door | What it asks | Source |
|---|---|---|---|
| Zillow (with Trulia and HotPads) | Free feed program | A request, approval, 4-6 weeks of testing | Zillow Group |
| Apartments.com | A feed through your property management software or an integration partner | ”Contact feeds@apartments.com and request listing syndication with Apartments.com”, with your integration ID; “24 to 48 hours” once the integration exists | Apartments.com help |
| Zumper | A syndication provider’s feed, or a custom feed | A custom feed needs a signed content agreement, and Zumper limits custom requests to “feeds with 50+ properties” | Zumper help |
| Realtor.com | No public feed program found | Landlords post through Avail, Realtor.com’s own tool; software goes through a partner that already sends to it | Checked its landlord and partner pages |
We found no public posting API at any of the four. If you’d rather send Zillow a feed yourself, our guide to building a Zillow rental listing feed has XML examples for the 2026 spec.
Four ways to post rentals to Zillow from your systems
Which one fits depends on how many units you list and where your listings live today.
- Type them into Zillow Rental Manager. No API, but it’s free to publish, and it suits a few units. Our posting walkthrough covers it.
- Switch Zillow on in your property management software. AppFolio, RealPage, ResMan and Rent Manager each have a Zillow help article on how their feed works. Our Zillow Feed Connect guide has the steps for each.
- Use a syndication service’s API. Your software, a script or an AI assistant sends each listing once, and the service runs the feeds to Zillow and the other sites. This is the one most teams want when they search for a Zillow API.
- Build your own feed. Only if you have developers and want to own the feed, the approval and the upkeep.
What we’d do: under about 25 units, Rental Manager. With a property management system that already feeds Zillow, switch it on there. Everyone else who wants an API should use a syndication service’s, and leave building a feed to the software companies.
Can an AI assistant post my rentals to Zillow?
Not through Zillow’s connector. Zillow’s Claude connector and ChatGPT app are for people looking at homes: the help page says the connector “is read-only and isn’t tied to your Zillow account”. It searches listings and looks up Zestimates. It can’t post or change one.
An AI assistant can post through a service that sends to Zillow. Reallyo’s MCP server works in Claude and ChatGPT: you add https://mcp.reallyo.com as a custom connector, sign in with your Reallyo login, and ask it to list a unit, change the rent or mark one rented. Reallyo checks every listing before it saves it and publishes it to its partner rental sites, Zillow among them.
Reallyo’s Listings API
This is the API we’d point a property manager to, and it’s ours. Reallyo’s Listings API takes one listing per request, with your own unit ID, so a later update to that ID changes the same listing. Every listing is checked before it’s saved, and a change that fails comes back with each field named. It’s included on every Reallyo plan, the free plan too, and the plan sets how many rentals can be available at once. You don’t apply or wait for testing: you switch the API on in your dashboard and make a key. See the Listings API and MCP server.
FAQ
Does Zillow have a public API for rental listings? No. Zillow takes rental listings from software through its free automated feed program, which needs approval from its Rentals Integrations team before work starts, and feed testing that “typically takes 4-6 weeks”.
Is Zillow’s API free? The rental feed program is: “There is no cost to participate in the program.” Zillow’s property data on Bridge is available on request, with “a maximum of 1,000 calls/day per data set”.
Can I post rentals to Zillow automatically? Yes, through a feed. Either your property management software sends one Zillow already accepts, a syndication service sends it for you, or you build your own through Zillow’s feed program.
Does Zillow have an MCP server? Zillow has a connector for Claude and an app for ChatGPT, but they’re for renters and buyers and are read-only. The “Zillow MCP” servers on GitHub are third-party code, not Zillow’s.
Is there an Apartments.com API for posting listings? We found no public one. Apartments.com takes listings through feeds: its help centre says to “Contact feeds@apartments.com and request listing syndication with Apartments.com”, which takes “24 to 48 hours”.
Can I use Zillow’s API to get rental data? Zillow Group shares Public Records, Zestimates and Econ data through Bridge on request, and “You are not permitted to store information locally.” It doesn’t include rental listings.
What is the easiest way to get rentals onto Zillow from my own software? Send them to a syndication service through its API, such as Reallyo’s, and let it run the feed. You skip the approval and the 4-6 weeks of testing.
