Zillow Listing Spotlight is a paid, listing-level placement for rentals: you subscribe monthly to a set number of placements, assign each one to a rental you want at the top of search, and move it to the next vacancy when the unit leases. It’s built for single-family rentals and buildings with fewer than 25 units, and a placement raises a listing’s visibility across Zillow, Trulia and HotPads. There’s no published price: Zillow’s page says “Pricing varies by market and portfolio. Contact your Zillow Rentals sales representative for details.” (Checked 25 October 2026. Disclosure: Reallyo publishes this blog and syndicates rentals to Zillow’s network and 18 other sites. Reallyo doesn’t sell or apply Listing Spotlight.)
Spotlight is one of several Zillow upgrades with similar names, and search results and AI answers mix them up. The $39.99 premium listing in Zillow Rental Manager is a different product (one listing, one payment, up to 90 days), and Zillow Showcase is for homes for sale, not rentals. Our view: pick by how many units you manage and whether the listing is a vacancy that has been sitting. A landlord with one or two units usually fits the premium listing, and a manager with a handful of priority vacancies fits Spotlight.
We checked each product on Zillow’s own pages and help centre, then lined Spotlight up against the paid boosts at four other rental sites. Of the six paid boosts in the table below, three publish a dollar amount: Zillow’s premium listing, Zumper’s plans and AppFolio’s per-lead rate. The other three are quoted by the vendor’s team or shown in your account at checkout.
The short answer: which Zillow rental upgrade fits you
| Zillow upgrade | Best for | How you buy it | Price Zillow publishes |
|---|---|---|---|
| Free listing in Rental Manager | Any landlord with a few units | Post directly | $0. “all listings posted directly to Zillow Rental Manager are free to publish” |
| Premium listing | One or two rentals you want higher in search | Upgrade a single listing in Rental Manager | $39.99 one-time, up to 90 days, not a subscription |
| Listing Spotlight | Single-family rentals and buildings under 25 units with a few priority vacancies | Monthly subscription to placements, managed in Rental Manager, AppFolio or a custom feed | Not published. “Pricing varies by market and portfolio” |
| Feed Connect | Managers who send listings by feed and want portfolio-level coverage | Through Zillow’s rental sales team | Not published |
| Multifamily packages (Base, Enhanced, Premium, Signature) | Communities of 25 or more units | Through Zillow’s rental sales team, flat rate | Not published |
| Showcase | A home for sale (not a rental) | The listing agent, for a sale listing | Not published (our Showcase guide) |
Zillow’s own wording is that “partners with larger portfolios advertising through a PMS, MLS or CRM can use one of our paid advertising products”, while “Landlords who build their listings on Zillow Rental Manager can list for free”. Prices and eligibility checked 25 October 2026.
Which Zillow upgrade fits your listing?
3 questions, 15 seconds.
Question 1 of 3
What are you promoting?
Question 2 of 3
How long has the vacancy been on the market?
Question 3 of 3
How do your rentals get onto Zillow today?
Your answer
Post it free first, on Zillow and the other big sites
Listings posted directly in Zillow Rental Manager are free to publish and appear on Zillow, Trulia and HotPads. Zillow's own days-on-market figure for Spotlight covers listings that have already sat 30+ days, so list first and upgrade a unit only if it sits.
How to list a rental on ZillowYour answer
The $39.99 premium listing fits one or two rentals
Zillow's premium listing is a one-time $39.99 for up to 90 days on a single listing, bought in Rental Manager. It isn't the same product as Listing Spotlight, which is a monthly subscription to movable placements.
What Zillow charges to list a rentalYour answer
Ask Zillow for a Listing Spotlight quote
Spotlight is built for single-family rentals and buildings under 25 units. You buy a set number of monthly placements and move them as units lease. Zillow doesn't publish the price, so contact your Zillow Rentals sales representative and size the placements to the units on the market now.
How Zillow rental syndication worksYour answer
Communities and for-sale homes use different Zillow products
Communities of 25 or more units go through Zillow's multifamily packages (Base, Enhanced, Premium, Signature), sold by its sales team at a flat rate with no published price. A home for sale is Zillow Showcase, bought by the listing agent. Listing Spotlight is for rentals in smaller buildings.

What is Zillow Listing Spotlight?
It’s a placement you assign to a listing. Zillow’s page describes it as “a premium, listing-level placement service from Zillow Rentals. You purchase a set number of monthly placements and assign them to your priority listings, so they rank above competing units in search.”
Four details define it:
- Who it’s built for. Zillow’s announcement says it’s “built exclusively for single-family rentals or buildings with fewer than 25 units.” Zillow’s advertising page sends the same group to Rental Manager or this product: “If you’re trying to list and/or manage properties with 1-24 units, Zillow Rental Manager may be a better fit.”
- Where it shows. Each placement raises a rental’s “visibility across the Zillow Rentals network, including Trulia and HotPads.”
- It moves. “Placements are reusable and swappable. Choose exactly which listings get Spotlight, and reassign a placement to your next priority vacancy as soon as a unit leases. There’s no all-or-nothing portfolio commitment.”
- It’s a subscription. Property managers “purchase them through a simple monthly subscription from Zillow.”
It launched on 13 October 2025 with AppFolio, and the free listing every AppFolio customer already gets on Zillow stays: “AppFolio customers will continue to benefit from free listing syndication to Zillow, Listing Spotlight provides a powerful new option that can be used on its own or alongside portfolio-level upgrades like Zillow Feed Connect.”
Smart Assign
Smart Assign is the automation layer. You pick a strategy, such as days on market or rent price, and it fills your placements with the matching listings. Zillow says it’s “included in the cost of your subscription”, shows “a badge in the advertising column for each auto-assigned listing”, places the next listing when a unit rents, and lets you pin a listing to keep it promoted or exclude one. You can turn it on or off at any time.
Is Zillow Spotlight the same as the $39.99 premium listing?
No. They’re separate products with different buyers. The premium listing is a self-serve upgrade on one listing in Rental Manager: Zillow’s help centre says “Upgrading to premium is a one-time fee of $39.99 and gives you premium benefits for your listing up to 90 days”, that it is “not subscription service”, and that it also adds a tracking phone number, performance insights and priority support. Spotlight is a monthly subscription to movable placements, and the two Rental Manager help articles we read don’t mention it.
| Premium listing | Listing Spotlight | |
|---|---|---|
| Buys | One listing | A set number of placements |
| Billing | One payment, “up to 90 days” | Monthly subscription |
| Price | $39.99 | Not published |
| Move it to another unit | No: “we are unable to change the listing type” once chosen | Yes: reassign a placement when a unit leases |
| Where you manage it | Rental Manager | Rental Manager, AppFolio or a custom feed |
| Bulk | ”We currently do not offer bulk pricing for multiple premium listings in Zillow Rental Manager” | Choose how many placements you need |
The last row is the practical difference: Rental Manager has no bulk premium pricing, and Zillow’s help centre sends feed users to its feed team (rentalfeedinquiries@zillowgroup.com) for pricing options. Spotlight lets a manager choose how many placements to buy. Some AI answers say Spotlight costs $39.99, or quote Showcase prices of $150 to $750. Neither figure comes from Zillow’s Spotlight page.
How do you get Listing Spotlight?
Zillow’s FAQ says: “Apply and manage Spotlight placements directly in Zillow Rental Manager (ZRAM), AppFolio, or a custom feed.” There’s no public checkout. Pricing “varies by market and portfolio”, so the steps are:
- Get listed on Zillow first. Spotlight promotes a listing that exists. Post it in Rental Manager (free) or send it through your property management software or feed.
- Ask Zillow for a quote. Contact your Zillow Rentals sales representative. AppFolio customers can also start from the AppFolio Stack Marketplace, which Zillow’s announcement names.
- Choose how many placements you need. Count your priority vacancies, not your whole portfolio. Zillow describes it as having “no all-or-nothing portfolio commitment.”
- Assign them, or switch on Smart Assign. Search your portfolio for listings “that could benefit most from additional visibility”, assign placements, and reassign as units lease.
What does Zillow say Spotlight delivers?
These are Zillow’s own figures, from the Spotlight page, which attributes them to “Zillow internal data” for March 2026 (we haven’t verified the method):
| Zillow’s claim | The figure |
|---|---|
| Exposure vs free listings | ”3.25x more exposure than free listings, on average” |
| Leads vs free listings | ”2.4x more leads than free listings, on average” |
| Time on market, for listings already 30+ days | ”an average of 9 fewer days on market (DOM)” |
The days-on-market figure applies to listings “already on the market for 30+ days”, so the strongest case for a placement is the vacancy that has sat for a month. To see what 9 days is worth, divide a year of rent by 365. A $1,800 rental loses about $59 a day ($1,800 × 12 ÷ 365), so 9 fewer days is about $533 of rent. That’s an illustration with a made-up rent, not a Zillow number. Put your own rent and your quote into the calculator on this page and compare.
How do Zillow’s paid boosts compare with other rental sites?
Rental sites sell visibility in four pricing shapes: per listing (one payment), per placement bundle (monthly, movable), per lead, and by quote. Here’s each vendor’s own wording, checked 25 October 2026. We left out sites whose pages we couldn’t read on the day.
| Site and product | Who it’s for | Pricing shape | What the vendor’s page says |
|---|---|---|---|
| Zillow Listing Spotlight | Single-family rentals, buildings under 25 units | Monthly placements, movable | ”Pricing varies by market and portfolio” |
| Zillow premium listing | Landlords posting in Rental Manager | One listing, one payment | ”one-time fee of $39.99 … up to 90 days” |
| Zumper Premium Listing Plans | Landlords and managers | Monthly bundle of 5 to 200 promoted listings, swap in and out | From $50 a month for 5 listings ($10 each) to $800 for 200 ($4 each); “Cancel anytime” |
| Apartments.com Premium | Properties under 5 units; 5 to 49 units also have flexible packages | One listing, 30 days | ”Pricing for Premium varies depending on your property type”, shown at checkout |
| AppFolio Premium Listing | AppFolio customers | Per verified lead | ”$10 per premium verified lead”, with a monthly cap you set per property |
| Apartment List flexible pricing | Managers who want more exposure | By quote | ”send a note to pricing@apartmentlist.com” |
Three things stand out. Zillow’s premium listing is the only one-off price in the table that’s published as a flat amount. Zumper publishes a monthly rate for each bundle size, and AppFolio charges only when a verified lead arrives. Spotlight is quoted, which suits managers who want to size the spend to the units on the market.
For more on single-site costs, see our guides to Zumper’s premium plans, Apartments.com pricing and AppFolio’s pricing.
Which Zillow upgrade fits your portfolio?
Start with the question the search results ask back: are you promoting a home for sale or a rental?
- A home for sale: that’s Showcase, bought by the listing agent. See Zillow Showcase. Spotlight doesn’t apply.
- A rental, one or two units: the free listing, then the $39.99 premium for the unit that needs more search position. See how much Zillow charges to list a rental.
- A rental portfolio under 25 units per building, with a few priority vacancies: Listing Spotlight. Ask for a quote, size it to the units on the market now, and move placements as they lease.
- A community of 25 or more units: Zillow’s multifamily packages, which its sales team sells.
- Many units arriving by feed: keep the feed for coverage and ask Zillow’s team how Feed Connect and Spotlight fit together; the announcement says Spotlight can be “used on its own or alongside portfolio-level upgrades.”
What we’d do: list every rental on Zillow for free first, and on the other big sites too. Then spend on a placement only for a unit that has sat about a month, because that’s the group Zillow’s own days-on-market figure covers. Get the Spotlight quote in writing, divide it by the days of rent a placement could save, and renew only while that math works.
Where Reallyo fits
Reallyo doesn’t sell Listing Spotlight, and it doesn’t apply placements. You buy those from Zillow. What Reallyo does is the step before: you enter a rental once, and it goes to Zillow’s network and the other sites in Reallyo’s 19-site rental network, including Apartments.com, Realtor.com and Zumper. Price changes and rented units stay in sync across the sites. It’s free for one active listing, and $89 a month covers 100 active listings. You can also import a portfolio from a spreadsheet, an XML feed, an MLS or a property management system.
That pairs naturally with Spotlight. Syndication gets every unit onto Zillow without retyping it, and a placement then lifts the few units you choose. US listings only. Acceptance depends on partner rules, listing quality, location, account status and platform policies; some partners may require identity verification or additional fees. To post on Zillow by hand, see how to list a rental on Zillow. To automate it, see Zillow rental syndication. For the sites to add beside Zillow, see where to list rentals alongside Zillow, and for how Zillow, Trulia and HotPads fit together, the Zillow Rentals Network explained.
FAQ
What is Zillow Spotlight and how does it work? Zillow Listing Spotlight is a paid placement for rentals. A manager subscribes monthly to a set number of placements, assigns each to a priority listing so it ranks above competing units in Zillow search, and reassigns it to the next vacancy when the unit leases. It’s built for single-family rentals and buildings with fewer than 25 units, and it raises visibility across Zillow, Trulia and HotPads.
How much does Zillow Listing Spotlight cost? Zillow doesn’t publish a price. Its page says “Pricing varies by market and portfolio. Contact your Zillow Rentals sales representative for details.” It’s a monthly subscription. The $39.99 figure you may see belongs to the Rental Manager premium listing, a different product.
Is Zillow Listing Spotlight the same as Zillow Showcase? No. Listing Spotlight is for rentals and is bought by property managers and landlords as monthly placements. Showcase is Zillow’s premium listing for homes for sale and is bought by the listing agent.
Is Listing Spotlight the same as the $39.99 premium listing? No. The premium listing upgrades one listing in Rental Manager for a one-time $39.99 and lasts up to 90 days. Spotlight is a monthly subscription to placements you can move between listings.
Who can use Zillow Listing Spotlight? Zillow built it “exclusively for single-family rentals or buildings with fewer than 25 units.” Communities of 25 or more units use Zillow’s multifamily advertising packages instead.
How do I get Listing Spotlight? Contact your Zillow Rentals sales representative for pricing, then apply and manage placements in Zillow Rental Manager, in AppFolio, or through a custom feed, as Zillow’s FAQ describes.
What results does Zillow say Spotlight gets? Zillow says Spotlight listings get 3.25x more exposure and 2.4x more leads than free listings on average, and that listings already on the market for 30+ days spent an average of 9 fewer days on market. These are Zillow’s internal figures for March 2026.
Does it cost money to advertise a rental on Zillow? Posting is free: “all listings posted directly to Zillow Rental Manager are free to publish.” Paid options are the $39.99 premium listing, Listing Spotlight for buildings under 25 units, and multifamily packages for 25 or more units.
Is Zillow Spotlight worth it? It fits a vacancy that has sat for about a month, since Zillow’s 9-days-fewer figure covers listings 30+ days on the market. Get the quote, then compare it with the rent you lose per day. Placements can move to the next unit, so you can stop paying for one that has leased.
