Your answer

Free or cheap for 1 to 5 units

You need a tool that's free or nearly free, with manual entry. Reallyo's free plan covers one listing with full syndication to 19 sites, or upgrade to Growth ($39/mo) for up to 10 listings. Zillow Rental Manager, TurboTenant and RentSpree are also free for small landlords.

Start with Reallyo free

Your answer

Low cost per listing, 5 to 50 units

You need a tool that accepts spreadsheets or feeds so you don't retype, and scales affordably. Reallyo's Growth plan ($39/mo for 10 listings) or Pro ($49/mo for 25) handles this with automated import from CSV, Excel or XML feeds. Zumper and RentRedi also offer per-listing pricing that falls with volume.

Your answer

Automated import for 50 to 500 units

You need to import listings from a file, feed or MLS without retyping, and keep them in sync. Reallyo's Pro ($49/mo for 25) or Premium ($69/mo for 50) plans accept CSV, Excel, XML feeds and MLS data, with automated sync. ShowMojo and YouGotListings also handle bulk import; RealtyMX accepts CSV, RSS and XML feeds.

Your answer

API and AI for 500+ units

You need listings to flow in and out automatically, with no manual logging in. Reallyo's API takes up to 250 listings per request, and its MCP server works with Claude and ChatGPT so you can post listings through an AI assistant. For portfolios over 100 listings, contact Reallyo for a custom plan. Buildium, AppFolio and DoorLoop also offer APIs.

The best rental listing syndication software is the one that fits how many rentals you have and how your listings already exist. A landlord with two units can post by hand into a free tool. An agent with 400 rentals, or a property manager with thousands, needs the listings to flow in automatically and out to every major site. We read the pricing and feature pages of 18 tools on 16 October 2026.

What is rental listing syndication software? A tool that lets landlords, agents and property managers publish one rental listing to many rental websites, or internet listing services (ILSs), at once, then keeps price changes, rented units and enquiries in sync from one dashboard.

Reallyo is the rental marketing engine built for every size: free for one rental, up to 100 listings for $89 a month, custom plans beyond that, automated import from any format, and a ready-built Listings API and MCP server. (Disclosure: Reallyo publishes this blog and is one of the tools compared.)

What we found reading 18 vendors’ own pages. Getting listings in is where most tools stop scaling. Apart from Reallyo, only two of the 18 mention a spreadsheet-style bulk upload of listings on their own pages: ShowMojo has a “bulk importer” and RealtyMX accepts CSV, RSS and XML feeds. The rest take listings by hand, or by a feed from a partner system. Zillow offers an XML feed program but no public posting API. Only AppFolio has its own connector for an AI assistant, and it’s built for property operations, not for posting listings.

Property management software or dedicated syndication?

Most tools here fall into one of two camps. Property management software (Buildium, AppFolio, DoorLoop, Rentec Direct, TenantCloud) includes syndication alongside rent collection, leases and maintenance. Dedicated syndication and marketing tools (Reallyo, and showing-led tools such as ShowMojo) focus on getting listings out and leads back. If you already run property management software and only need wider reach and better marketing, a dedicated tool that imports from it saves you switching systems.

What we compared

For each tool we recorded, from its own site: who it’s built for, the price and what the price is per (unit, listing or month), any listing limit, the sites it sends to, and every way to get listings in: by hand, by spreadsheet, by XML feed, from an MLS, through an API, or through an AI assistant (MCP). Sites quote different counts on different pages, so where a vendor contradicts itself we say so instead of picking one.

The 18 tools

1. Reallyo: the rental marketing engine for any portfolio size

Reallyo takes your rentals in any format and at any volume, from one rental to ten thousand: added in the dashboard, uploaded as a spreadsheet, read from an XML feed, pulled from your MLS or property management system, or sent through its Listings API and MCP server. Every rental goes out to the 19 rental sites in its network, including Zillow, Apartments.com, Realtor.com and Zumper, and also gets its own website, a listing video and social posts.

  • Price: free for 1 active listing; paid plans from $39 a month up to 100 active listings for $89 a month (pricing); a custom plan for portfolios over 100.
  • Adding listings: by hand, or automated import from CSV, Excel, the XML feed you already send to Zillow, MITS feeds, your MLS or your PMS. Fields are mapped once, then new units, price changes and rented units stay in sync.
  • API and MCP: a REST API that takes up to 250 listings per request, and an MCP server that works with Claude, ChatGPT and any MCP client, so you add listings without logging in.

Verdict: the one tool here that covers a single rental and a portfolio of thousands with the same account, and the only one with a listing API and MCP server built for posting.

2. Zillow Rental Manager: the biggest single audience

Free to list for landlords, property managers and agents, with an optional premium upgrade whose price isn’t published (Zillow). It reaches the Zillow network only: Zillow, Trulia and HotPads. Listings go in by hand, through a free XML feed (MITS is accepted, after approval and four to six weeks of testing), or from an MLS (Zillow help). Communities of 25 or more units are handled as multifamily and routed to Zillow’s sales team or feeds (Trulia).

Verdict: essential reach, but one network, and no posting API.

3. Apartments.com network: big portfolios, by integration

Apartments.com says it serves owners and managers with “five units or 5,000” (advertise), and it doesn’t publish prices. Listings go out across its own network of sites (network websites) and come in through integration partners’ feeds, including MITS 5.0 (integrations). Its Flexible Listing Plan covers portfolios under 50 units (plan).

Verdict: strong for large portfolios already on a supported PMS; quote-only pricing.

4. Zumper: pay per listing, with feeds from 50 properties

Free to post up to 5 listings a month, depending on region (Zumper help). Premium plans run from $50 a month ($10 a listing) to $800 a month ($4 a listing) (Zumper Manage). Listings reach Zumper, PadMapper, Realtor.com, Bing and ChatGPT, and Zumper accepts custom feeds from portfolios of 50 or more properties (premium listings). PadLister accounts have moved to Zumper Pro (PadLister).

Verdict: a clear per-listing price that falls with volume; strongest inside its own network.

5. RentSpree: free listing, with an MLS route for agents

Listing and syndication are free; paid plans add screening and tools, from $6.99 a month for landlords and $15.83 a month for RentSpree PRO, billed annually (RentSpree). It sends to five partners (Zillow, Redfin, Apartments.com, Zumper and Realtor.com) and says that reaches “up to 17” sites through their networks (syndication). At participating MLSs, agents can distribute MLS rental listings through RentEdge (RentEdge).

Verdict: a good free option for agents whose MLS participates; its API is for proptech partners and focused on screening.

6. TurboTenant: free for small landlords

Free, with Essentials from $12.42 a month and Pro from $16.48, built for landlords with 1 to 50 doors and unlimited listings (pricing). It says it posts to “25+ sites”, naming Apartments.com, Rent.com, Realtor.com, Redfin, Craigslist and Zumper (advertise). Rentler now partners with TurboTenant (Rentler). We found manual entry only.

Verdict: great for a handful of units; not built for importing hundreds.

7. Avail: free, part of Realtor.com

$0 for unlimited units, or $9 per unit a month on Unlimited Plus (pricing). Avail’s own pages give different site counts, and Zillow isn’t on its named list (Avail help). Listings are entered by hand; we found no API or bulk import.

Verdict: free and simple for landlords, Realtor.com-centred.

8. Rentec Direct: per-unit pricing with no listing limit

$2 or $2.50 per unit a month, with a $50 monthly minimum (publish vacancies), and no limit on listings (help). It lists on the Apartments.com network, Apartment List, Dwellsy, Realtor.com, RentPath sites and Zumper; its help centre says Zillow, Trulia and HotPads need a separate Zillow partnership agreement (syndicated sites).

Verdict: good value inside a full management suite; check your Zillow route.

9. Buildium: syndication inside property management software

From $62 a month (Essential) to $192 (Growth) and $400 (Premium), priced by unit tiers, with an open API on Premium and a sales call above 5,000 units (pricing). It syndicates to Apartments.com, Apartment List, the Zillow Rental Network, Zumper and Craigslist (syndication).

Verdict: right if you want full property management; heavy if you only need distribution.

10. AppFolio: enterprise PMS with an AI connector

Core from $1.49 per unit a month with a 50-unit minimum, Plus from $3.20 and Max from $5.00; the API is read-only on Plus and read/write on Max (pricing). It syndicates to Zillow, Apartments.com and Zumper, with a pay-per-lead option for wider reach (marketing). In June 2026 it connected its Realm-X assistant to Claude (AppFolio).

Verdict: for large managers who want the whole operations stack.

11. DoorLoop: per-unit PMS with an open API

From $2.50 per unit a month ($1.50 above 100 units, $199 minimum), with Connect at $4 and Multiply at $5 (pricing). It syndicates to Zillow, Trulia, HotPads, Apartments.com, Zumper, Dwellsy, RentalSource and Realtor.com, US only, and asks you to contact Apartments.com for properties of 5 or more units (syndication).

Verdict: a full PMS with an API; minimums make it a poor fit for distribution alone.

12. RentRedi: flat price, pay extra for Zillow

$12 a month billed annually, $20 for six months or $29.95 monthly, with unlimited units (pricing). Listings are free on Realtor.com and RentRedi; Zillow, Trulia and HotPads cost $1.75 per unit per day (help).

Verdict: cheap for small landlords; Zillow costs add up quickly at volume.

13. TenantCloud: unlimited units on every plan

Starter at $18 a month (about $15 billed yearly), Growth $35, Pro $60 and Business from $100, with unlimited units and listings (pricing). It syndicates to Rentler, Apartments.com, Realtor.com “and more” (TenantCloud).

Verdict: an affordable PMS; check which plan includes syndication.

14. Innago: free for landlords

Free (syndication). Innago’s blog lists Zillow, Trulia, HotPads, Zumper, Realtor.com, PadMapper and others (Innago).

Verdict: free and broad for small landlords.

15. ShowMojo: showings first, with a bulk importer

From $1.30 per unit (Pro) or $2.70 (Ultra), or $50 to $110 per listing, with a bulk importer and sync with several PMSs (pricing, rental advertising). Its pages give different site counts.

Verdict: for managers who live in showing scheduling.

16. Showdigs: single-family managers

$1.20 per unit a month with a $120 minimum (pricing), “20+ sites” through the Zillow, Zumper, Realtor.com and Apartments.com networks (syndication), and it imports listings and syncs with AppFolio (how it works).

Verdict: a fit for single-family managers already on AppFolio.

17. YouGotListings: brokerage-focused

Individual at $50 a month and Team at $195 a month for 20 users, with unlimited listing entry in one state; standard syndication isn’t on the free account; API and data feeds add $50 a month on Team, and MLS integrations cost extra (pricing).

Verdict: for brokerage teams that want a shared listing database.

18. RealtyMX: New York brokerages

No published price. It accepts CSV, RSS and XML feeds and MLS/IDX listings, and sends to “35+” marketplaces (RealtyMX, marketing).

Verdict: a long-standing choice for NYC rental brokerages.

How to choose

  1. Count your rentals, then count how they change. Ten units that rarely change can be typed in. Two hundred that turn over every month need an import that keeps them in sync.
  2. Start from where your listings already live. If they’re in an MLS, a PMS or a spreadsheet, pick a tool that reads that format, so you never retype a unit.
  3. Check the portals that matter to you. Zillow, Apartments.com and Realtor.com carry most US renter traffic. Some tools skip Zillow or charge extra for it.
  4. Price it per listing at your volume. A free tool can cost more in hours than a paid plan costs in dollars once you pass a few dozen units.
  5. Ask about the API and AI assistants. If your own software or an AI assistant could post listings for you, nobody on your team needs to log in at all.

FAQ

What is rental listing syndication software? It’s software that takes a rental listing once and sends it to many rental sites, such as Zillow, Apartments.com, Realtor.com and Zumper, so you don’t post on each site by hand. When the rent changes or the unit is rented, the change goes out to every site.

What’s the best rental listing syndication software for property managers with hundreds of units? One that imports your listings automatically instead of asking you to type them in. Reallyo imports from CSV, Excel, XML feeds, your MLS or your property management system, keeps them in sync, and sends every rental to the 19 sites in its network, with a Listings API and MCP server for posting without logging in.

Can I bulk upload rental listings to Zillow? Not as a spreadsheet in Zillow Rental Manager. Zillow takes listings by hand, through an approved XML feed, or from an MLS. A syndication tool that accepts your spreadsheet or feed can send those listings to Zillow for you.

Is there an API for posting rental listings? Some tools have one. Reallyo has a ready-built Listings API that takes up to 250 listings per request. Buildium (Premium), AppFolio (Max), DoorLoop and YouGotListings (Team add-on) also offer APIs; Zillow offers an XML feed rather than a posting API.

Can an AI assistant post my rental listings? Yes, with Reallyo’s MCP server, which works with Claude, ChatGPT and any MCP client: you can ask your assistant to list a unit, change the rent or mark it rented. AppFolio’s Claude connector covers property operations rather than posting listings.

How much does rental listing syndication cost per listing? It ranges from free for a few listings to a few dollars per unit a month in property management software. Reallyo covers up to 100 active listings for $89 a month, under $1 a listing, with custom plans for larger portfolios. Zumper’s premium plans run from $10 down to $4 a listing.

Do I need property management software to syndicate rental listings? No. Free landlord tools and dedicated syndication services post to the rental sites without a full property management system. Property management software with syndication built in makes sense when you also need rent collection, leases and maintenance; a dedicated tool such as Reallyo can import listings from the software you already use.

What is an ILS in real estate? An internet listing service: a rental listing website such as Zillow, Apartments.com, Realtor.com or Zumper. Syndication sends one listing to many ILSs at once, usually through an XML feed or an API.
