How long has your typical vacancy been sitting?
Question 3 of 4
Are your listings on sites beyond Zillow, Trulia and HotPads?
Question 4 of 4
What matters most to you right now?
Your answer
Try the $39.99 premium for one listing
If a unit has sat for two weeks in a busy area, the $39.99 upgrade is cheap insurance. You get higher placement in Zillow results and a tracking phone number so renters can actually reach you. Since free listings no longer show your number, the premium pays for itself if it cuts even a few days off vacancy. Just remember: it's a one-off charge that doesn't renew, and Zillow won't refund it if the unit leases early.
Your answer
Skip the premium. Syndicate instead.
Upgrading 10 or more listings every 90 days costs $400+, all spent on one network. A Zillow Rental Manager listing only reaches Zillow, Trulia and HotPads. Instead, post every listing free to Zillow and use a syndication service to reach Apartments.com, Realtor.com, Zumper and 16 other sites. That way you're visible everywhere, and you pay for placement only on the few units that stall.

Work with Zillow's sales team
Communities of 25+ units don't use Zillow Rental Manager. Instead, Zillow's sales team sells you one of four Rentals packages (Base, Enhanced, Premium or Signature) on a flat-rate basis. Those packages reach seven networks, including Realtor.com and ApartmentGuide, which Rental Manager doesn't. Contact Zillow's sales team directly for pricing and to discuss which package fits your portfolio size and leasing velocity.

Zillow charges nothing to list a rental in Zillow Rental Manager. Zillow’s help centre says “all listings posted directly to Zillow Rental Manager are free to publish”. The only charge is an optional premium upgrade: “a flat fee of $39.99” per listing, which “gives you premium benefits for your listing up to 90 days”. It’s a one-off payment, not a subscription. Communities of 25 or more units are different: they buy Zillow Rentals advertising packages through Zillow’s sales team, and those prices aren’t published. (Checked 16 October 2026. Disclosure: Reallyo publishes this blog and syndicates rentals to Zillow and other sites.)

What the free listing gets you
A free listing goes out across Zillow’s own network: in Zillow’s words, “Zillow, Trulia, and HotPads”. That’s the biggest single rental audience in the US, and posting costs nothing. What you don’t get is placement: free listings sit in the normal search order, and since May 2026 they no longer show your phone number to renters (see Zillow removed phone numbers from free rental listings).
What the $39.99 premium adds
Zillow lists two concrete benefits on its help pages:
- Higher placement. Premium listings are “positioned higher in search results for renters searching in your area”.
- A phone number. “You will get assigned a Tracking Phone Number”, so renters can call you from the listing.
How the premium bills (the small print)
- It isn’t a subscription. “No, premium listings through Zillow Rental Manager are not subscription service.”
- It doesn’t renew. “Your listings will not renew automatically, and you can deactivate them at any time.”
- No refunds. Zillow does “not provide refunds, full or partial, for deactivating your listing early”. If the unit leases on day 5, the remaining 85 days are gone.
- One listing at a time. “If you have multiple listings that you would like to upgrade, you will need to access each listing separately to do so.”
- No volume discount. “We currently do not offer bulk pricing for multiple premium listings in Zillow Rental Manager.”
What premium costs across a portfolio
Because there’s no bulk pricing, the cost scales one for one with your units. Each upgrade lasts up to 90 days, which works out to about $13.33 a listing per month if the unit stays on the market the whole time.
| Listings upgraded | Cost per 90-day round |
|---|---|
| 1 | $39.99 |
| 10 | $399.90 |
| 25 | $999.75 |
| 50 | $1,999.50 |
| 100 | $3,999.00 |
Is Zillow’s premium listing worth it?
For one stubborn vacancy, usually yes. For a whole portfolio, usually no.
A vacant week costs most landlords far more than $39.99: on a $2,000-a-month rental, every extra 15 days empty is about $1,000 of lost rent (Hemlane). So if a unit has sat for two weeks in a busy zip code, paying to move it up Zillow’s results is cheap insurance. The phone number matters too, now that free listings hide it.
At volume the maths turns. Upgrading 50 units every quarter is about $8,000 a year, all spent on one network. The cheaper lever for a large portfolio is reach: getting every unit onto the other big rental sites as well, then paying for placement only on the units that stall.
Our take: keep every listing on Zillow for free, upgrade the few that stall, and spend the rest of the budget on being seen on more sites, not higher on one.
Zillow reaches three sites. Renters use more.
A Zillow Rental Manager listing appears on Zillow, Trulia and HotPads. It doesn’t appear on Apartments.com, Realtor.com, Zumper or the other major rental sites. To reach those, you either post on each site separately or use a syndication service.
Reallyo sends each rental to the 19 rental sites in its network, including Zillow, Apartments.com, Realtor.com and Zumper, keeps price changes in sync and takes the listing down everywhere when it’s rented. It’s free for one listing, and $89 a month covers 100 active listings, under $1 a listing. Larger portfolios can import listings automatically from a spreadsheet, an XML feed, an MLS or a property management system. See rental listing syndication software for every portfolio size for how the options compare.
Buildings with 25 or more units
Zillow sends communities of 25+ units to its sales team. Its help page asks “Listing properties for a multifamily community with 25 or more units?”, and its advertising page says “If you’re trying to list and/or manage properties with 1-24 units, Zillow Rental Manager may be a better fit.”
Larger communities buy one of four Zillow Rentals packages, named Base, Enhanced, Premium and Signature. Zillow doesn’t publish prices; its packages page shows the billing as “Flat Rate”. Those listings reach further than a Rental Manager listing: “Zillow, Trulia, HotPads, Rent.com, ApartmentGuide, Redfin, Realtor.com”. For how that network fits together, see the Zillow Rentals Network explained.
A note on old prices
Some comparison pages still quote Zillow’s premium at $29.99. Zillow’s own help pages give one price, $39.99, as of 16 October 2026. Trust the help page.
