Is a Zumper premium plan right for you?

4 questions, 15 seconds.

Question 1 of 4

How many rental listings do you manage?

Question 2 of 4

Are your listings already on Zillow, Apartments.com and Realtor.com?

Question 3 of 4

How much of your rental traffic comes from Zumper or PadMapper today?

Question 4 of 4

Do you want to manage listings across multiple sites from one place?

Your answer

Syndicate first, then decide on Zumper premium.

Get all your listings onto Zillow, Apartments.com, Realtor.com and Zumper at once using a syndication service. Once you see which sites send you the most leads in your market, you can add premium placement on the winners. Syndication costs $89 a month for 100 listings and keeps everything in sync; Zumper premium runs $4 to $10 per listing per month on top.

Your answer

Post free on Zumper first, then measure.

Zumper lets you post up to 5 listings a month for free. Post a few rentals there, track which ones get enquiries, and see if Zumper is worth paying for in your market. If Zumper brings you meaningful traffic, a premium plan at $4 to $10 per listing per month is cheap. If not, skip it and focus on sites that do send you leads.

Your answer

A Zumper premium plan makes sense for you.

You already know Zumper sends you renters, and your listings are on the big sites. A premium plan at $4 to $10 per listing per month will boost visibility on a site your market already uses. At that price per listing, even one extra lease a month pays for itself.

Your answer

Use syndication, not per-site premium plans.

With 50+ listings, managing premium plans on each site becomes expensive and time-consuming. Syndication gets all your rentals onto 19 sites including Zumper for $89 a month, and you can swap listings in and out anytime. That's more efficient than paying $4 to $10 per listing per month on multiple platforms.

“Zumper Pro” is the old name for Zumper’s paid listing product. Today Zumper sells Premium Listing Plans: monthly plans that promote 5 to 200 listings, from $50 a month ($10 a listing) to $800 a month ($4 a listing). Posting on Zumper is still free for a few listings a month. The plans buy promoted placement on Zumper and its partner sites, they bill monthly until you cancel, and you can swap listings in and out. (Checked 16 October 2026. Disclosure: Reallyo publishes this blog and syndicates rentals to Zumper and other sites.)

Zumper Pro vs Premium Listing Plans: what changed

You’ll still see “Zumper Pro” on older pages. Zumper’s own sites used the name when it brought PadMapper and PadLister users across: PadLister’s page still says “PadMapper has joined the Zumper family, and we’ve moved your account to Zumper Pro.” Zumper’s current pricing page doesn’t use the name. The product it sells now is called Premium Listing Plans, on zumper.com/manage/premium-listings.

Zumper Premium Listing Plans pricing

Promoted listingsPer monthPer listing
5$50$10
10$80$8
25$175$7
50$300$6
100$500$5
200$800$4

Prices in US dollars from Zumper’s premium listings page, checked 16 October 2026. The same page says: “If you have more than 25 listings, please reach out to our Sales Team”, so larger accounts may be priced by Zumper’s sales team rather than off the table.

What the plans include

  • Promotion. Zumper says premium listings get “10x more exposure than free listings”. That’s Zumper’s figure, not an independent one.
  • Partner sites. “Listings automatically posted to our partners: PadMapper, Microsoft Bing, Realtor.com, Chat GPT/Open AI, and more.”
  • Swapping. “Choose from a range of plans that allow you to swap listings in and out as you see fit.” A 25-listing plan covers whichever 25 units you’re leasing that month.

How billing works

  • “You will be billed upfront for the first month, and the payment method on file will be charged on a recurring basis on the same day every month until cancellation.”
  • “Upgrade when you need to. Cancel anytime.”

So it’s a monthly subscription, unlike Zillow’s premium listing, which is a one-off $39.99 per listing for up to 90 days (see how much Zillow charges to list a rental).

Can you post on Zumper for free?

Yes, within limits. Zumper says “We make it easy to post up to 5 listings a month for free”, and that “posting limits and restrictions vary by region in the US and Canada”. Its help centre adds: “Whether you’re an agent, landlord, or property manager you can create your Zumper account and post your first few listings for free.”

Apartment buildings

Communities of 50 or more units go through a separate advertising team at advertise.zumper.com, which sells “ILS ads & rich media”. Zumper doesn’t publish those prices.

Is a Zumper premium plan worth it?

It depends on where your renters come from, so check before you pay. If Zumper and PadMapper already bring you a meaningful share of enquiries in your city, promoting there is cheap per listing: $4 to $10 a month is less than one day’s vacancy on most rentals. If Zumper brings you few leads, a premium plan makes those few listings louder on a site your renters aren’t using.

Our take: don’t buy promotion on any single site until your listings are on all the big ones. Put every rental on Zillow, Apartments.com, Realtor.com and Zumper first, look at which site sends the enquiries in your market, then pay for placement there.

Getting on Zumper, and everywhere else, in one step

Zumper is one of the 19 rental sites in Reallyo’s syndication network, alongside Zillow, Apartments.com and Realtor.com. You enter a rental once (or import a portfolio from a spreadsheet, XML feed, MLS or property management system) and it goes to every site, with price changes and rented units kept in sync. It’s free for one listing, and $89 a month covers 100 active listings. Syndication and a Zumper premium plan do different jobs: syndication gets a listing onto every site; a premium plan pushes it higher on Zumper’s. Many agents use both.

FAQ

What is Zumper Pro? It’s the name Zumper used for the accounts it moved across from PadMapper and PadLister (“we’ve moved your account to Zumper Pro”). Zumper’s current paid product for agents, landlords and property managers is Premium Listing Plans.

How much does Zumper’s premium plan cost? From $50 a month for 5 promoted listings ($10 each) to $800 a month for 200 ($4 each), with tiers at 10, 25, 50 and 100 listings in between. Zumper asks accounts with more than 25 listings to contact its sales team.

Is Zumper free to post on? Yes, for up to 5 listings a month, though Zumper says the limits vary by region in the US and Canada.

Can I cancel a Zumper premium plan? Yes. Zumper says you can cancel anytime; plans bill monthly on the same day until you cancel.

Where do Zumper premium listings appear? On Zumper, and on its partners: PadMapper, Microsoft Bing, Realtor.com and ChatGPT/OpenAI, according to Zumper.

Is Zumper premium better than Zillow premium? They’re priced differently. Zumper charges $4 to $10 per promoted listing per month on a subscription; Zillow charges a one-off $39.99 per listing for up to 90 days, with no bulk discount. Which is better depends on which site sends you more renters in your city.
