Your answer

Add free listings and a page of your own

Zillow Rental Manager is free to post on, and premium ($39.99 per listing, up to 90 days) is optional. Add free basic listings on Apartments.com, Dwellsy and Craigslist (free except $5 in Boston, Chicago and NYC), and a property website with your phone number on it to send renters directly.

Your answer

Add renters from other networks

Zillow's network is Zillow, Trulia and HotPads, so one Zillow listing covers all three. Add Apartments.com, Zumper, Realtor.com (through Avail for small landlords) and Apartment List. Post to each by hand for control, or use a syndication tool like TurboTenant or Avail to distribute once. Check each tool's current portal list before committing.

Your answer

Add marketing beyond the listing

One upload should produce your listing page, listing video and social posts, then go out to the rental portals. Reallyo does this, with Zillow's network reached through its HotPads feed, and its free plan covers one active listing with no credit card. It doesn't do rent collection or screening, so pair it with a leasing tool if you need those.

Free syndication & listing marketing List Once. Syndicate and Market your listings. Everywhere. Reallyo sends your rental to Zillow, Apartments.com and the rest of its 19-site rental network, then turns it into a listing page, a video, social posts and flyers. Free for one active listing, no card.

The best way to reach more renters is to keep your free Zillow listing and add the portals outside Zillow’s network: Apartments.com (free basic listing), Zumper, Realtor.com’s rentals, Craigslist and Dwellsy, either by hand or through one syndication tool. Zillow Rental Manager is the place to start, and it costs nothing to post on: “As of May 2022, all listings posted directly to Zillow Rental Manager are free to publish,” says Zillow’s help centre (checked 15 October 2026). Zillow also offers optional paid extras, and the range widened in 2026.

What’s changed (October 2026). An earlier version of this post said Zillow charged a weekly fee per listing after the first. Zillow’s own help pages say otherwise, so we’ve corrected it. Zillow’s paid options are a premium upgrade at $39.99 per listing for up to 90 days, which includes a Zillow tracking phone number, and advertising contracts for portfolios that send listings by feed. Since May 2026, free listings show contact through Zillow’s tour, application and message buttons (what changed). We also re-checked all 14 sites below on 15 October 2026: none has closed.

So people adding sites to a Zillow listing usually want one of two things: renters beyond Zillow’s network, or more ways for renters to reach them. The sites below are grouped that way.

Sites to add, grouped by what they add

If you want renters beyond Zillow’s network

Zillow’s network is Zillow, Trulia and HotPads (how it works), so one Zillow listing already covers Trulia and HotPads. These reach other renters:

  • Apartments.com: the network most agents add after Zillow. “A basic listing on Apartments.com is free,” it says, with a paid premium package for a bigger ad, up to six videos and more visibility. Apartment communities buy advertising packages. Our step-by-step Apartments.com posting guide covers the free listing and the paid upgrade.
  • Zumper: says you can “post up to 5 listings a month for free”, with limits that vary by region and paid plans beyond them (Zumper help).
  • Realtor.com: sources small-landlord rentals through its own Avail platform (Realtor.com), so posting through Avail is how a house or small building gets there. Apartment buildings of 25+ units that advertise with Zillow already appear on Realtor.com through Zillow’s deal.
  • Apartment List: another separate renter audience; check its listing terms for your property type.

If you want more ways for renters to reach you

  • Craigslist: free to post except for apartment rentals in the Boston, Chicago and NYC areas, which cost $5 a post (Craigslist). Your contact details are yours to show. Expect to re-post by hand and to screen more unqualified enquiries.
  • Facebook Marketplace: reaches local renters where they already scroll, posted by hand one listing at a time.
  • Dwellsy: “No listing fees. No lead fees. No lease fees.” It takes feeds from property management software such as AppFolio, Entrata and Yardi.
  • A website for the property: a page of your own, with your phone number on it, alongside your portal listings. Superlisting builds one from a listing link, with a contact form that goes straight to you; the first site is free and unlimited sites are $29 a month. Its homepage is written for sale listings, so try the free site on a rental before you rely on it. A page like this works best as the link you send renters, since ranking it for the address on Google takes real work.

If you need more than a listing

  • Syndication with leasing tools: TurboTenant and Avail post a listing to several sites for free and add applications, screening and rent collection. Rentec Direct and RentRedi sit closer to full property-management software. Portal lists differ, so check each one against the portals you want before committing.
  • Syndication with marketing: Reallyo takes one upload and sends it through feeds to its partner portals (listed below), Zillow’s network included, and makes a listing page on your Reallyo website, a listing video and social posts from the same details. The free plan covers one active listing, syndication included, with no credit card. It won’t replace a property-management platform: there’s no rent collection or screening, so pair it with one of the tools above if you need them.

Our view hasn’t changed: start with Zillow, then add to it. Zillow says it runs the most visited rentals network in the US, and a free listing there is worth having. What improves the outcome is listing on more sites alongside it. Start with the other rental listing sites you can post on for free.

Our Partner Network

Reallyo’s site lists 19 rental sites in its syndication network:

  • Zillow (through Reallyo’s HotPads feed)
  • Apartments.com
  • Rent.com
  • Realtor.com
  • Apartment List
  • Zumper
  • Redfin
  • Homes.com
  • Rentals.com
  • PadMapper
  • Highrises
  • Sunny
  • Apartment Guide
  • Apartment Finder
  • Movoto
  • ForRent
  • Doorsteps
  • Apartment Home Living

US rental listings only. In Reallyo’s words: “Acceptance depends on partner rules, listing quality, location, account status and platform policies outside our control; some partners may require identity verification or additional fees.”

Two more worth knowing

  • RentSpree: if you want a dedicated application and screening tool to sit alongside your listings.
  • AppFolio or Buildium: if you manage a large portfolio and need accounting and maintenance as well as listings.

FAQ

Is Zillow Rental Manager really free? Yes, to post. Zillow says all listings posted directly to Rental Manager have been free since May 2022. You pay only if you upgrade a listing to premium ($39.99 once, for up to 90 days), and portfolios that send listings by feed buy Zillow’s advertising products. Since May 2026, renters contact free listings through Zillow’s tour, application and message buttons.

How much does Zillow Rental Manager cost? Nothing to list. Premium costs $39.99 per listing for up to 90 days, with no bulk pricing and no refunds for ending early. Zillow says tenant screening and online rent collection are free for landlords.

Where else should I list a rental besides Zillow? Keep the Zillow listing and add the portals outside its network: renters also search Apartments.com, Zumper, Realtor.com and others. A syndication tool like Reallyo sends one entry to its partner portals, including Zillow’s network, so one upload covers both.

Should I use TurboTenant or Zillow? Both: they do different jobs. Zillow is the biggest single rental audience; TurboTenant is landlord software that posts your listing to several sites and handles applications, screening and rent collection. Many landlords use both: list free on Zillow and run leasing through a tool like TurboTenant or Avail.

What is the best free landlord software? For leasing paperwork, TurboTenant and Avail list for free and cover applications, screening and rent collection. For marketing, Reallyo’s free plan covers syndication, a listing page, a listing video and social posts for one active listing. Pairing a marketing tool with a leasing tool usually beats one tool that does both half well.

What is the best app to manage rental property? For a large portfolio, a full platform (AppFolio, Buildium) handles accounting and maintenance. For filling vacancies fast, a syndication-first tool fits better. Match the tool to the job that’s costing you money, which is usually vacancy.
