Is RentSpree the right tool for your rentals?

4 questions, 20 seconds. Find out whether you need screening, listing marketing, or both.

Question 1 of 4

Who are you in the rental?

Question 2 of 4

What's the bigger problem right now?

Question 3 of 4

How many rentals are you marketing at once?

Question 4 of 4

Do your listings get a video, a listing page and social posts today?

Your answer

RentSpree for screening, as it is

RentSpree costs agents and landlords nothing; applicants pay $39.99 or $49.99 a report, and the fee isn't refundable. Tell applicants that before you send the link, and mention the $15 Reusable Screening Package if they're applying elsewhere too. Most of the complaints we counted came from renters who didn't know either.

Your answer

RentSpree for screening, Reallyo for the marketing

Keep RentSpree for applications and TransUnion reports. Use Reallyo to put each rental on the 19 sites in its network with a listing page, a video and social posts, and send applicants your RentSpree link. One active listing is free; 10 are $39 a month.

Start free with one listing

Your answer

Fix the marketing first

Screening only helps once applicants turn up. RentSpree's free syndication reaches 5 portals and their networks, but it doesn't make a video, social posts or flyers. Reallyo syndicates to 19 sites and builds that marketing from one listing; it doesn't screen tenants, so keep RentSpree or another screening tool for that step.

How rental syndication works

Your answer

You're the applicant: what you'll pay

The agent or landlord picks the report, so you'll pay $39.99 or $49.99, and RentSpree says submitted applications are non-refundable. Confirm the unit is still available and that they've received your details before you pay. Applying to several RentSpree listings? The $15 Reusable Screening Package waives the fee on later applications for 30 days, up to 5 a day.

RentSpree’s reviews split by who pays. Agents and landlords pay nothing to send a RentSpree application, and they mostly rate it well: 4.5 on Trustpilot from 1,003 reviews, 4.4 on G2 and 4.3 on Capterra. The applicant pays $39.99 or $49.99 a report, and that’s where the complaints are. We read 91 reviews and complaints: 16 of the 19 we could tie to a renter were complaints, against 15 of the 48 written by agents and landlords.

Our view: RentSpree is a sound free screening tool for agents, and the risk is your applicant’s experience, not your account. (Checked 20 October 2026. Disclosure: Reallyo publishes this blog and sells rental listing marketing and syndication. We don’t sell tenant screening or rental applications.)

Key takeaways

  • Free for agents and landlords. RentSpree’s Basic plan is $0 a month and includes listing syndication, applications and screening that the applicant pays for (RentSpree pricing).
  • Renters pay $39.99 or $49.99. The standard report covers credit, background and eviction; the $49.99 report adds bank-verified income and reference checks. RentSpree says submitted applications “are also non-refundable, regardless of the leasing decision.”
  • Reuse costs $15. RentSpree’s renter page says “pay once and apply free for 30 days”, but its help centre says that takes a $15 Reusable Screening Package, limited to 5 applications a day.
  • The biggest renter complaint is the score. 10 of the 17 BBB complaints in the last three years say the score shown to the landlord was lower than the applicant’s own credit score. RentSpree’s reports carry TransUnion’s ResidentScore, a score built for rental decisions, not a FICO score.
  • It now syndicates listings too, free. One RentSpree listing goes to Zillow, Redfin, Apartments.com, Zumper and Realtor.com, and through their networks to up to 17 sites in all (RentSpree).

What RentSpree reviews say, counted

We read 91 reviews and complaints on four sites on 20 October 2026 and tagged each one by who wrote it and what it was about. The four sites’ own scores:

Our sample leans negative on purpose. On Trustpilot we read the 1–2 star filter as well as the default page, so we’d find every complaint theme. Trustpilot’s own split is 81% five-star.

What agents and landlords praise

  • Ease of use: 30 reviews, 24 of them from agents and landlords. “Rentspree is an easy website to work. It simplifies my job,” a landlord wrote on Trustpilot in October 2026. Another, with one rental: “It is easy to navigate.”
  • The reports: 9 reviews, 8 from agents and landlords. On G2 an agent wrote, “I use RentSpree to consolidate rental applications and reports in one place.”
  • The applicant pays: 4 reviews, all agents and landlords. A realtor on Capterra: “Sending the link to the potential tenant and then letting them deal with it and pay for it… excellent!”
  • MLS links: 2 reviews. RentSpree says it works with “300+ MLS and real estate partners”, and at participating MLSs a lease listing can request RentSpree screening when you create it (RentSpree help).

What renters complain about

  • A score lower than their credit score: 9 renters (11 reviews in all). One BBB complaint: “They use an internal algorithm that generates an arbitrary number but present it in a way that makes landlords and applicants believe it is a true FICO score.” RentSpree’s replies say it “does not create, calculate, or have the ability to modify or override the information or scores contained in those reports.”
  • Refunds: 7 renters asked for their fee back (9 reviews in all). RentSpree’s pricing FAQ says applications are non-refundable whatever the leasing decision.
  • Fee disputes and “is this a scam?”: 8 reviews, 6 of them from renters. One Trustpilot reviewer led with “SCAM?” after a $55 charge.
  • Privacy: 2 renters. One didn’t know the reference check would text and email previous landlords; another objected to connecting a bank account.

What agents and landlords complain about

  • Missed records: 4 reviews, all agents or landlords. A landlord on Capterra in 2022: “You screened a tenant that had FOUR evictions and your report said NONE!!!!!” On the BBB in August 2026: “If you are a landlord absolutely do not trust rentspree to do the background checks for you!”
  • A buggy or confusing site: 10 reviews, mostly on Trustpilot. “My RentSpree does not work. Called multiple times and everytime RentSpree associates advise me to use diffent web browser.”
  • Support hours and hold times: 6 reviews. “Waited 20 min before someone came on.. then she put me on hold for 30 min and then the phone dropped.”
  • The score, from the other side: 2 reviews. A landlord on Trustpilot in September 2026: “Hes Credit was 746 & you rated him at 639.”

Reddit ranks first for “rentspree reviews”, but Reddit blocks the tools we use, so we left it out of the count rather than quote threads we couldn’t read in full.

Why is the RentSpree score lower than my credit score?

Because it’s a different score. RentSpree’s credit report comes from TransUnion with a ResidentScore, which RentSpree describes as “a tenant credit check designed for rental decisions” (RentSpree). It’s built to predict rent payment, so it won’t match the FICO score a bank or card app shows you. The credit check is a soft inquiry that RentSpree says “won’t impact your score” (RentSpree renters).

That’s the gap behind 10 of the 17 BBB complaints. If you’re the agent, say in your listing or your application email that the report shows a rental score, not FICO, and look at the payment history rather than the number alone.

How much does RentSpree cost?

Nothing for agents and landlords on Basic, $39.99 or $49.99 a report for whoever pays for screening, and optional monthly plans. Prices from RentSpree’s pricing page, checked 20 October 2026:

WhoWhatPrice
Agent or landlordBasic: listing syndication, applications, screening (applicant pays), accept and deny with notices, rent collection$0 a month
LandlordLandlord PRO: waived ACH fees, financial reporting, leases and e-signatures, phone support$8.99 a month, or $6.99 a month billed annually
AgentRentSpree PRO: everything in Landlord PRO plus income verification reports, automated reference checks, document requests, a profile page and reviews$19.99 a month, or $15.83 a month billed annually
Applicant (or you, if you choose)Standard report: credit, background, eviction$39.99
Applicant (or you)Comprehensive report: adds bank-verified income and reference checks$49.99
ApplicantReusable Screening Package: no fee on further applications for 30 days, up to 5 a day (RentSpree help)$15
LandlordRecurring rent payment$3 each, waived on Landlord PRO
TenantRent by bank transfer, or by cardFree, or 3%

Both PRO plans have a 30-day free trial that needs a card, and the trial rolls into a paid plan unless you cancel. RentSpree says PRO plans get no refunds for partial periods. “Some areas limit applicant-paid fees,” so the applicant fee can differ by city or state.

”Pay once, apply free for 30 days” costs $15

This is the fact we’d want a renter to see before they pay. RentSpree’s renter page says: “Forget fees for every application. With RentSpree, pay once and apply free for 30 days.” Its help centre says the free reapplication comes from “a $15 add-on you can buy with your first screening”, which “waives the application fee on additional applications for 30 days (up to 5 per day).”

So a renter applying to three RentSpree listings that each ask for the $39.99 report pays $119.97 without the package and $54.99 with it. A renter who skips it can still add it within 30 days, but only by paying the next application in full plus the $15, then emailing support to get the base fee back. The help page doesn’t say what happens when the next landlord asks for the other report type.

Is RentSpree legit?

Yes. RentSpree is a real tenant screening company with reports from TransUnion and bank income checks through Finicity, a Mastercard company. It holds an A+ BBB rating and is accredited, and it says it’s “SOC 2 Type II certified” with rent payments processed through Stripe (RentSpree pricing).

The scam worry usually comes from the listing, not RentSpree. RentSpree’s renter page says “You need to work with an agent or prospective landlord to apply,” and the link arrives from them. A real link can still sit on a fake listing, so check the unit is real before you pay a non-refundable fee.

Does RentSpree list rentals on Zillow and other sites?

Yes, for free. After “a quick Trust & Safety review”, a RentSpree listing goes to five partners, and RentSpree says it “typically appears on partner sites within 8 hours of approval” (RentSpree help):

PartnerAlso shares it onSites
ZillowTrulia, HotPads3

Total17

Source: RentSpree, checked 20 October 2026. Some other RentSpree pages say “12+ rental sites”, and RentSpree notes that “each partner decides which of its network sites display your listing.”

Three limits are worth knowing. Distribution is account-wide: “Property-specific distribution isn’t available.” Every listing also gets a RentSpree page with a link renters can apply from, and Smart Fill drafts the description. At participating MLSs, RentSpree’s RentEdge Distribute syncs MLS lease listings and syndicates them automatically. RentSpree’s listing pages don’t mention a listing video, social posts or print flyers.

Choose RentSpree if, look elsewhere if

Choose RentSpree if:

  • you’re an agent who wants applications and TransUnion screening at $0 to you, with the applicant paying $39.99 or $49.99;
  • your MLS works with RentSpree, so screening starts when you create the lease listing;
  • you need state forms such as the C.A.R. application in California or the TAR application in Texas, which RentSpree says are built in;
  • you want free syndication to Zillow, Redfin, Apartments.com, Zumper and Realtor.com from the same account.

Look elsewhere if:

  • your applicants expect a score that matches their FICO score, or you can’t take the time to explain the difference;
  • you need phone support outside RentSpree’s hours, which 3 agent and landlord reviewers raised;
  • you want a different syndication setting for each listing, which RentSpree doesn’t offer;
  • you need listing marketing, meaning a video, social posts and a wider portal network, beyond a listing page and a portal post.

Zillow’s option suits renters well: one $35 fee covers any participating Zillow listing for 30 days, against RentSpree’s $39.99 plus the $15 package. RentSpree’s edge over all three is its agent and MLS workflow. For listing reach rather than screening, see where to post rental listings and our rental listing syndication comparison.

Using RentSpree with Reallyo

Screening and listing marketing are different jobs. RentSpree checks the people who apply. Reallyo gets more of the right people to apply, and it doesn’t do tenant screening or applications, so you’d keep RentSpree or another screening tool for that.

Reallyo takes a rental once and builds the marketing around it:

  • syndication to the 19 sites in Reallyo’s network, including Zillow, Apartments.com, Realtor.com and Homes.com;
  • a listing page on your Reallyo website;
  • an AI listing video with voiceover and captions, in reel, square and landscape sizes;
  • social posts you copy or download, and a printable flyer with a QR code.

Enquiries land in Reallyo’s leads inbox. Reallyo can import listings from spreadsheets, XML feeds, an MLS (with the MLS’s approval) or a property management system export, and keeps them in sync. Plans are priced by active listings: free for one, $39 a month for 10, $49 for 25, $69 for 50 and $89 for 100 (Reallyo pricing). Syndication is for US rentals, and each site’s acceptance rules apply.

If you run both, decide which tool feeds each portal. Zillow “will only ever publish a single version of a listing” (Zillow), and RentSpree’s distribution switches apply to your whole account. Put your RentSpree application link in the listing description, so renters who find you anywhere apply through RentSpree. Start free with one listing.

FAQ

Is RentSpree legit? Yes. RentSpree is an accredited, A+ rated BBB business whose credit, criminal and eviction reports come from TransUnion. It says it’s SOC 2 Type II certified. Renters apply through a link from the agent or landlord, so check the listing is real before paying, because the fee isn’t refundable.

How much is the RentSpree application fee? $39.99 for the standard report (credit, background and eviction) or $49.99 for the comprehensive one, which adds bank-verified income and reference checks. The agent or landlord chooses the report and whether the applicant pays. Some areas cap applicant-paid fees.

Is RentSpree free for landlords and agents? Yes. The Basic plan is $0 a month and includes listing syndication, applications and screening that the applicant pays for. Landlord PRO is $8.99 a month ($6.99 billed annually) and RentSpree PRO is $19.99 a month ($15.83 billed annually).

Does RentSpree do a hard or soft credit check? Soft. RentSpree says its TransUnion check “uses a soft credit check that won’t impact your score.”

Why is my RentSpree score lower than my credit score? Because it’s TransUnion’s ResidentScore, a score designed for rental decisions, not the FICO score your bank shows. That difference is behind 10 of the 17 complaints filed with the BBB in the last three years.

Does RentSpree check your bank account? Only for income, and only if you connect it. The $49.99 comprehensive report and the optional $10 income check use bank-verified deposit data through Finicity, a Mastercard company. The standard $39.99 report doesn’t include income verification.

Can I get a refund from RentSpree? Usually not. RentSpree’s pricing FAQ says submitted screening applications “are also non-refundable, regardless of the leasing decision,” and PRO plans get no refunds for partial billing periods. Refund requests were the second most common renter complaint we counted.

Can I reuse a RentSpree application? Yes, with the $15 Reusable Screening Package. It waives the fee on further applications for 30 days, up to 5 a day. Without it, each new application is charged in full.

Does Reallyo do tenant screening? No. Reallyo is listing marketing: it syndicates rentals to the 19 sites in its network and makes a listing page, video and social posts for each one. Agents who use it keep RentSpree or another tool for applications and screening.
