So we tested them instead. Ten free real estate templates across Webflow, Wix, Squarespace, WordPress, Colorlib, BootstrapMade and TemplateMo, each run through Lighthouse on mobile and each page’s code read for the things that decide whether it ranks and whether an AI engine can quote it.

The results are worse than we expected. Eight of the ten ship no structured data whatsoever. The median SEO score is 58 out of 100. One template takes 52 seconds to paint its main image on a throttled mobile connection. Another paints in 1.8 seconds and then throws the layout around so violently it fails Google’s stability threshold six times over.

Three numbers deserve explaining, because they’re the ones that cost you traffic.

LCP is how long until the main image or heading appears. Google’s threshold for “good” is 2.5 seconds. Two templates here clear it. Layout shift (CLS) measures how much the page jumps while loading; “good” is under 0.1. Structured data is the machine-readable markup that tells Google and AI assistants what a page is about — a real estate site should be describing itself as a business with an address at minimum.

What the table says that a screenshot can’t

Eight of ten have no structured data at all. Only Wix’s Real Estate Firm template ships anything genuinely useful — LocalBusiness and PostalAddress, which is exactly the markup that helps an agent’s site turn up in local results and helps a property page rank for its own address. Squarespace declares a bare WebSite tag. The other eight declare nothing, which means you are adding it yourself or going without.

That matters more in 2026 than it did in 2022, because AI assistants lift from pages they can parse. A beautiful template with no markup, no headings hierarchy and no alt text is a page a language model has to guess about.

Colorlib Oakberry takes 52 seconds to render its main image. That is not a typo, and it’s the single worst measurement in this test. The template has perfect alt-text coverage and a clean modern layout — it is not lazily built — but something in how it loads its hero media is catastrophic on mobile. If you use it, that is the first thing to fix.

BootstrapMade's TheProperty — fastest first paint here, and the worst layout stability

BootstrapMade TheProperty is the fastest and the least stable. A 1.8-second LCP is genuinely excellent. A 0.707 layout shift is seven times Google’s threshold — the page visibly rearranges itself as it loads, which is how you get a visitor tapping the wrong thing. Fixable by setting explicit image dimensions, but it ships broken.

Webflow Homeifye has a perfect SEO score and mediocre everything else. 100 on Lighthouse’s SEO audit, 56 on performance, and a 0.226 layout shift. Lighthouse’s SEO score checks crawlability basics — titles, meta descriptions, link text — not whether you’ll rank. It’s a useful signal that the fundamentals are present, and it is not a promise.

WordPress’s ListingHive is the fastest overall and the emptiest. 83 performance, 2.8-second LCP, and then: no images at all in the demo, no forms, no structured data, an SEO score of 40. It is a fast, hollow shell. With 9,000 active installs it’s the most-used real estate theme in the WordPress directory, and what people are installing is a foundation rather than a finished site.

What we’d actually use

If you want the best starting point overall: Wix’s Real Estate Firm template. It is the only one that arrives with LocalBusiness and PostalAddress markup, it scores a respectable 72, and its layout shift is near zero. The cost is page weight — a megabyte of rendered HTML, which is why its LCP is 8.9 seconds — and the fact that publishing on Wix’s free plan puts a Wix banner on every page, with a custom domain requiring the Light plan at $17/mo billed annually.

If you can edit HTML and want speed: BootstrapMade LuxEstate or TemplateMo Villa Agency. Both are small, self-hostable and free for commercial use. LuxEstate has 80% alt-text coverage already; TemplateMo’s licence requires no attribution at all, where BootstrapMade requires you keep a footer credit. Both need schema added.

If design is the point and you’ll pay: Squarespace Cailles. SEO score of 92, zero layout shift, and by a distance the most polished of the ten. Nothing on Squarespace publishes without a plan, from $19/mo billed annually.

If you want the biggest free library to choose from: Colorlib, with 39 free real estate templates. Every one is an agency or directory design — there is no single-property option in the set — and the licence is CC BY 3.0, so attribution is required. Azenta is the closest to a luxury look; Stated is the only one-pager.

The three fixes worth making to whichever you pick

Given that eight of ten ship no markup, assume you’re doing this work:

  1. Add structured data. At minimum RealEstateAgent or LocalBusiness with your PostalAddress on the site, and address markup on each property page. This is what makes a listing page eligible to rank for its own address — which, as far as we can tell, is how the single-property-website companies actually get their traffic.
  2. Fix the images. Set explicit width and height on every image (this alone fixes most layout shift), compress them, and write real alt text. Three of the ten templates ship 0% alt coverage.
  3. Measure before you launch. Run your finished site through PageSpeed Insights rather than trusting the demo’s numbers — your photos are much heavier than the demo’s placeholders, and a real estate site is mostly photos.

The thing no template fixes

All ten of these produce a page. None of them produce traffic to it.

That’s not a criticism of the templates — it’s the boundary of what a template is. The work that actually gets a listing seen is distribution: getting it onto the portals buyers and renters search, making the property’s page rank for its own address, cutting the video, posting to social, and answering the enquiry when it arrives. A template is the container.

What is the best free real estate website template? Of the ten we measured in September 2026, Wix’s Real Estate Firm template is the best starting point because it’s the only one that ships LocalBusiness and PostalAddress structured data, scores 72 on Lighthouse mobile and has almost no layout shift. For speed and self-hosting, BootstrapMade’s LuxEstate and TemplateMo’s Villa Agency are small, fast and free for commercial use. For design, Squarespace’s Cailles is the most polished, but Squarespace has no free tier.

Are free real estate website templates good for SEO? Mostly not, out of the box. Across ten templates the median Lighthouse SEO score was 58 out of 100, eight of the ten included no structured data at all, and three had no image alt text whatsoever. They’re workable foundations, but you should expect to add schema markup, alt text and image dimensions yourself before the site competes.

How fast should a real estate website be? Google’s “good” threshold for largest contentful paint is 2.5 seconds on mobile and under 0.1 for cumulative layout shift. Only two of the ten templates we tested achieved a good LCP, and results ranged from 1.8 seconds to 52 seconds. Real estate sites are image-heavy, so compressing photos and setting explicit image dimensions matters more here than in most categories.

Do I need a WordPress theme or a website builder for a real estate site? WordPress themes are free and give you the most control, but you pay for hosting and a domain (realistically $5–15/month) and you maintain it. Builders like Wix and Squarespace bundle hosting, cost $17–19/month for a custom domain, and are faster to launch. The measured differences are smaller than the marketing suggests — the WordPress theme we tested was the fastest of the ten and also the emptiest.

Where can I get free real estate website templates? The WordPress.org theme directory (210 results for “real estate”, all GPL), Colorlib (39 free real estate templates, CC BY 3.0 with attribution required), BootstrapMade (four free, footer credit must remain), TemplateMo (free with no attribution required), and the free tiers of Webflow and Wix.
