Which leasing AI tool fits your operation?

4 questions, 15 seconds.

Question 1 of 4

How many rental units are you managing or leasing?

Question 2 of 4

Do you need to automate phone calls and texts from prospects?

Question 3 of 4

Do you already use Yardi, Entrata, RealPage or AppFolio?

Question 4 of 4

How important is seeing a published price before you talk to sales?

Your answer

You don't need a leasing AI platform.

For a few listings or agent-leased rentals, the value is in two simpler things: being listed on every major rental site and answering every enquiry within minutes. Syndication to Zillow, Apartments.com and other portals gets you renters. A chatbot on your website that answers from your listings and captures contact details handles the rest. See our guide to AI for property management for a step-by-step plan.

Your answer

Start with a tool that has a published price.

Trial Rently's AI-Powered Leasing plan ($37 per listing credit) or Leasey.AI (starting at $299) on a handful of listings for a month. Check whether your property management software already includes leasing AI. Buildium's Premium plan does. Whoever you choose, read the conversations daily: the most common complaint is wrong answers and unwanted bookings that nobody caught.

Your answer

Shortlist EliseAI, Funnel and your PMS's leasing AI.

Run paid pilots on a few properties with EliseAI, Funnel, Zuma, BetterBot, Anyone Home, or the leasing AI built into RealPage, Entrata, Yardi and AppFolio. Compare tours booked, leases signed and how often staff had to step in, not just 'conversations automated'. EliseAI doesn't publish a price; Layer3 Labs claims it runs $3 to $6 per unit per month with annual minimums near $25,000, but ask EliseAI directly for a per-unit rate, contract term, minimum commitment and what happens to your data if you leave.

EliseAI doesn’t publish a price. Its pricing page returns “not found”, and every product page asks you to “Book a Free Demo”. EliseAI (formerly MeetElise) sells AI that answers prospects and residents by text, email, chat and voice, books tours and handles renewals, maintenance requests and late rent. Its named customers include Equity Residential, Invitation Homes and Greystar, and on 29 September 2026 it raised $350 million at a $4 billion valuation (Fortune). On G2 it rates 4.5 from 20 reviews. (Checked 17 October 2026. Disclosure: Reallyo publishes this blog and sells rental listing syndication and an AI website chatbot. We don’t sell an AI leasing assistant.)

Our view: EliseAI is built for large operators with central leasing teams. EliseAI doesn’t say so and states no minimum portfolio size, but everything about how it sells points that way: demo-only pricing, multifamily integrations, “Centralized Operations” as a headline, and a customer list of national REITs and operators. A small portfolio can get most of the benefit for much less.

We checked 15 tools sold as EliseAI alternatives on their own pages. Two now redirect to other companies. Of the 13 still selling, only 4 print a dollar price, and only 2 of those 4 are AI leasing assistants. One more publishes how it charges but not how much. The other 8 sell by demo or quote, just like EliseAI.

How much does EliseAI cost?

EliseAI hasn’t published a price, a per-unit rate or a minimum on any of the product pages we read. Capterra leaves its starting price blank, and G2 hides pricing behind a login.

The only figure we found comes from a competitor. Layer3 Labs, which sells custom leasing AI, says on its comparison page that “Elise AI runs $3 to $6 per unit per month with annual minimums near $25K” (Layer3 Labs). It gives no source, and EliseAI hasn’t confirmed it. Treat it as a starting point for your own negotiation, not as a price.

If you ask EliseAI for a quote, ask for a per-unit price for each module you need, the contract term, the minimum commitment, and what happens to your conversation data if you leave.

What EliseAI does

EliseAI’s platform page lists prospect management and tour booking, AI-guided tours, lease audits, renewals, maintenance requests, a maintenance app, delinquency reminders and VoiceAI, which answers prospect and resident calls. EliseCRM ties those conversations together. The company says it “seamlessly manages conversations across text, email, chat, and voice” and claims it can “automate over 90% of conversations and tour bookings” (prospect management). That’s a vendor claim, not a measured result.

Its integrations page says: “EliseAI integrates with Yardi, Entrata, RealPage, ResMan, and AppFolio.” Rent Manager, Zillow Rentals and Zumper also appear as partners. Fortune reports, from the company, that EliseAI passed $200 million in annual recurring revenue in June and “now powers roughly one in six apartments in the United States”.

Who EliseAI is built for

EliseAI has pages for conventional multifamily, student housing, affordable housing and single-family rentals, and calls itself “AI for multifamily” with “Always-On Automation for Centralized Operations”. The customers it names include Equity Residential, Invitation Homes, Greystar, WinnCompanies, Avenue5 and LeFrak.

That’s why we say it suits large operators. It isn’t a rule: EliseAI states no minimum, and 4 of its 20 G2 reviewers describe themselves as small businesses. But a demo-led sale, a multifamily integration list and a REIT customer base add up to a product designed around central leasing teams answering for many properties at once.

EliseAI reviews

On G2, EliseAI rates 4.5 out of 5 from 20 reviews (11 mid-market, 4 small business, 3 enterprise). Capterra has a single review, too few to rate. What reviewers say, in their words:

  • Time saved: “It gives our leasing agents more free time, and it can answer prospects’ questions faster than if they had to wait for someone to call back.”
  • Support: “I usually dread reaching out to customer support with most companies, but here I know that with a simple email I’ll get a quick, helpful response.”
  • Setup: “I found the onboarding time-consuming and a little cumbersome.”
  • Scheduling: “I have had some issues with the AI bot scheduling appointments that were not requested or cancelling appointments when they should not be.”
  • Integrations: “doesn’t integrate outside of multifamily specific vendors”.

Property managers on Reddit say much the same. These are single comments, so treat them as anecdote: “you can’t ‘set it and forget it’… It is a tool- not a replacement for a person” (r/PropertyManagement), and “Be prepared to do a lot of training and adding to the Knowledge Base. It’s not going to work out of the box… Works well for our leasing” (r/PropertyManagement). One leasing employee wrote that callers “knew it was a ‘robot’ and would just hang up”, but “the texting feature was honestly pretty useful once her knowledge was accurate” (r/PropertyManagement).

EliseAI alternatives with a published price

Rently is a self-touring company whose Premium plan, “AI-Powered Leasing”, adds “AI lead nurturing & automation with ILS direct scheduling”. It’s $37 per listing credit, against $28 for Standard without the AI, and “1 credit consumed per active listing, per month”. The slider starts at 50 credits, so 100 credits a year is $3,700. Self-touring units need an access device.

Leasey.AI sells a leasing suite to property managers in the US and Canada: syndication, showing scheduling, AI lead responses, screening and e-signing. The Starter plan is “Starting at $299” and the all-modules plan, which adds an AI phone agent, is “Starting at $499”. The page doesn’t say whether that’s per month or what it covers, and elsewhere it quotes “$2.95/unit”, so ask before you budget. It offers a 30-day money-back guarantee.

ShowMojo isn’t an AI assistant, but it covers the job many small managers want from one: getting renters booked into showings without phone tag. Annual plans start at $1.30 per unit (Pro) or $2.70 (Ultra, which adds a human live answering service), or $50 and $110 per listing.

AppFolio is a full property management platform. Its Core plan, from $1.49 per unit a month with a 50-unit minimum, includes Realm-X Assistant & Messages. AppFolio also describes a Realm-X Leasing Performer that handles enquiries and tours, but doesn’t publish which plan includes it or what it costs.

Zuma publishes its terms but not the number: “Per Unit, Per Month Subscription (30 day terms) based on quantity”, “free for 30 days”, with phone, SMS, email and webchat. It integrates with Yardi, Entrata and Knock.

What we’d do, by portfolio size

Hundreds of units, a central leasing team, Yardi, Entrata, RealPage or AppFolio: shortlist EliseAI, Funnel and your property management system’s own leasing AI, and run paid pilots on a few properties. Compare tours booked, leases signed and how often staff had to step in, not “conversations automated”.

Up to a few hundred units: start with what has a price. Check whether your property management software already includes leasing AI (Buildium’s Premium plan does). Otherwise trial Rently’s AI plan or Leasey on a handful of listings for a month. Whatever you choose, someone should read the conversations daily: the most common complaint about every tool here is wrong answers and unwanted bookings that nobody caught.

A few listings, or you lease for owners as an agent: you don’t need an AI leasing platform. Most of the value is in two cheaper things: being listed on every major rental site, and answering every enquiry within minutes. A chatbot on your website that answers from your listings and takes down contact details covers the second. Our guide to AI for property management has a step-by-step plan.

Where Reallyo fits

Reallyo isn’t an EliseAI alternative for a central leasing team. It doesn’t answer phone calls or texts, and it doesn’t book tours into a calendar. It covers the front of the funnel for rental agents and property managers. You enter or import each rental once and Reallyo sends it to 19 rental sites, including Zillow, Apartments.com, Realtor.com and Zumper. Every unit gets a listing page with an enquiry form, and the AgentAI chatbot on your website answers visitors from your own listings, asks qualifying questions and captures their name, email and phone. It’s free for one active listing, and paid plans are $39 to $89 a month for up to 100 (pricing).

FAQ

How much does EliseAI cost? EliseAI doesn’t publish a price; it sells through demos. Its pricing page returns “not found” and no per-unit rate or minimum is stated on its site. A competitor, Layer3 Labs, claims EliseAI runs $3 to $6 per unit a month with annual minimums near $25,000, but gives no source and EliseAI hasn’t confirmed it.

What are the best EliseAI alternatives? For large multifamily operators: Funnel, Zuma, BetterBot, Anyone Home, and the leasing AI built into RealPage, Entrata, Yardi and AppFolio. For smaller portfolios that want a published price: Rently’s AI-Powered Leasing plan ($37 per listing credit) and Leasey.AI (starting at $299). ShowMojo covers showing scheduling from $1.30 per unit.

What do EliseAI reviews say? EliseAI rates 4.5 out of 5 from 20 reviews on G2 (checked 17 October 2026). Reviewers praise faster answers to prospects and responsive support, and criticise slow onboarding, scheduling mistakes and integrations limited to multifamily vendors. Property managers on Reddit add that it needs training and checking: “It is a tool- not a replacement for a person.”

Is EliseAI only for large apartment companies? EliseAI states no minimum portfolio size, and some G2 reviewers are small businesses. But it sells by demo only, integrates mainly with multifamily software, and names large operators such as Equity Residential, Invitation Homes and Greystar as customers, so it’s built around central leasing teams.

What software does EliseAI integrate with? EliseAI says it “integrates with Yardi, Entrata, RealPage, ResMan, and AppFolio”. Its integrations page also lists partners including Rent Manager, Zillow Rentals and Zumper.

Is EliseAI the same as MeetElise? Yes. EliseAI was founded in 2017 as MeetElise and runs a healthcare line alongside its housing products.
