If the flyer is going out digitally and you need one for every listing, designing each from a template is the slow path. There is no shortage of real estate flyer templates. There are hundreds of thousands of them, spread across nine or ten genuinely good sources, and the reason it still feels hard is that nobody tells you which source fits which job.

A template you will print at home is a different product from one you will mail to four hundred houses. This is the full list, what each one is actually good at, and the parts of a flyer that matter more than the layout you pick.

Where to get real estate flyer templates

Canva — the default, and deservedly so

The largest free real estate template library anywhere, and the easiest starting point if you have never designed anything. Drag-and-drop editing, a very deep photo and icon library, and a free tier that covers most agents completely. If you build a brand kit once — your colours, fonts, logo and headshot — every later flyer takes a couple of minutes.

Adobe Express — stronger typography, same idea

Free templates with Adobe’s type and colour handling behind them, which shows if you care about how the text sits. Particularly worth it if you already use anything else in the Adobe ecosystem, since brand assets carry across.

Vistaprint — design and printing in one place

Templates aimed at agents, with professional printing and delivery attached. The advantage is not the template library; it is that you never touch bleed settings, paper weights or a print shop. Order, and it arrives.

PosterMyWall — enormous library, fast edits

Tens of thousands of templates with quick in-browser editing. A free tier exists, with paid plans removing watermarks and unlocking higher-resolution downloads. Good when you want volume and variety to choose from.

Zillow — a straightforward template built for agents

Zillow publishes a real estate flyer template aimed squarely at listing agents. It is not the biggest library, but it is designed by people who look at listing marketing all day, and it is free.

WisePelican — print and mail, handled

Built for agents doing farm-area marketing: they design, print and mail to an area you choose. If your flyer is going into four hundred mailboxes rather than onto a hall table, this is a different and more appropriate product than a template library.

MyCreativeShop — real-estate-specific layouts with printing

A smaller, more focused library of property-oriented designs with print ordering built in. Worth a look if the big general-purpose libraries feel like too much choice.

Etsy — independent designers

Individual designers sell Canva-based flyer templates, usually for a few dollars. The appeal is a look that is not the same one every other agent in your market is using. Quality varies by seller, so check the reviews and the preview closely.

Word and Google Docs — already on your machine

Both ship with usable flyer templates. Nobody will call them beautiful, but for a straightforward one-page sheet with a photo, the details and your contact information, they work and they cost nothing.

Generating it from the listing instead

The other approach is to skip template selection entirely and have the flyer produced from the listing details you have already entered. The parts that matter more than the template

A template decides the layout. These decide whether the flyer does anything.

The address and price, large. The reader has seen several homes. If they cannot tell at a glance which one this is, the design has failed regardless of how it looks.

One photo, not six. At flyer size, six thumbnails are six things nobody can see. Use the strongest exterior or the best room.

Three checkable facts. Taxes, HOA, year built, square footage. These do the work adjectives pretend to do — a buyer can act on “$5,240 taxes, no HOA” and cannot act on “beautifully appointed”.

A face and a direct number. Not the office switchboard. The person they met is the reason they will call.

A QR code to the listing’s own page. The flyer’s real job is to move someone somewhere you can measure. A QR to the property’s own page keeps them on your listing rather than sending them to a portal that will show them four competing homes.

If any photo on the flyer is virtually staged, label it. Most MLSs require the disclosure, and California made it a matter of statute in 2026.

Standard sizes

  • 8.5 × 11 inches (US Letter) — the default for a listing flyer, and what every template library defaults to.
  • 8.5 × 5.5 inches (half sheet) — cheaper to print in volume, common for handouts and door-knocking.
  • A4 — the equivalent default outside the US.
  • 4 × 6 or 5 × 7 inches — postcard sizes, used for farm mailing rather than open house handouts.

Check your printer’s or mail service’s own specification before designing, because bleed and safe-margin requirements differ between them.

Usually just a listing flyer or property flyer. You will also see “listing sheet”, “feature sheet” or “property brochure” — brochure normally implies a folded, multi-page piece rather than a single sheet.

What to include in a real estate flyer?

The address and price prominently, one strong photo, three verifiable facts such as taxes, HOA and year built, the agent’s photo and direct number, and a QR code to the listing page. Keep the description short — the reader is usually standing in the property.

Do real estate flyers work?

As advertising they reach people who are already at the property, so they are not a discovery channel. As a takeaway that carries a QR code and a direct number into someone’s kitchen that evening, they work well. The failure mode is a flyer with nothing on it to act on.

Where can I create flyers for free?

Can ChatGPT make flyers?

It can generate an image that looks like a flyer, but it is unreliable for anything with exact text, prices and contact details — image models routinely garble small type and invent characters. Does Google have a flyer template?

Yes — Google Docs and Google Slides both include flyer templates in their template galleries, and both are free with a Google account. They are basic, but adequate for a one-page listing sheet.

Is there a flyer template in Word?

Yes. Microsoft Word ships with flyer templates, and more are available through Microsoft’s online template gallery. As with Google Docs, the constraint is design range rather than capability.
