Yes, AppFolio has an API, but it’s a plan feature: read-only on Plus, read and write only on Max, and not listed on Core. AppFolio’s pricing page lists “AppFolio API (read only)” under Plus, from $3.20 a unit a month, and “AppFolio API (read/write)” under Max, from $5.00. Core, from $1.49 with a 50-unit minimum, has no API line. Software companies reach the platform another way, through AppFolio Stack, by application. The newer Realm-X Connector for Claude is wider: Core customers get read access, and Plus and Max get read and write.

Our view: AppFolio’s API is a top-plan feature, and it’s priced into every unit you manage. Write access costs the Max rate across the whole portfolio, not an add-on for the one system that needs it. We pulled every API, connector and Stack line from AppFolio’s pricing page, blog, press releases and Stack pages, and checked them on 6 November 2026. The table below is built only from those pages. (Disclosure: Reallyo publishes this blog. It isn’t a property management system and doesn’t compete with AppFolio for that job.)

AppFolio doesn’t publish the minimum spend for any plan, or the unit minimum for Plus and Max. Every figure here is from AppFolio’s own pages, checked 6 November 2026; the sources are at the bottom.

Core is enough: use the Realm-X Connector to read

AppFolio's Claude connector reads on every plan: "Core Customers have access with Read capabilities." Asking questions about your portfolio doesn't need the API or a plan upgrade.

Your answer

Plus: the read-only API and a connector that writes

Plus lists "AppFolio API (read only)" and gives the Claude connector read and write access, from $3.20 a unit a month. Premium Stack integrations are included.

Your answer

Max: the only plan with a read and write API

Only Max lists "AppFolio API (read/write)", from $5.00 a unit a month, charged across every unit you manage. Price the whole portfolio at the Max rate before you decide.

Use a syndication service's API to post rentals

AppFolio's API reads listings; it doesn't post them. To send rentals to the listing sites from your own software or an AI assistant, use a syndication service's API. Reallyo's is included on every plan, the free one too.

Does AppFolio have an API?

Yes, for customers on Plus and Max, and for approved partners through Stack. The pricing page doesn’t say what the “AppFolio API” covers. AppFolio’s Max article (last modified 31 October 2023) calls the Max offering a “Database API” that “provides enterprise-level control and access to your AppFolio Property Manager database, along with an industry-leading documentation and testing environment”. AppFolio’s pages don’t say whether that’s the same product as the Stack APIs partners use, so we treat them separately.

AppFolio’s public Stack API reference lists the resources: bills, charges, listings, units, owners, leads and more. It doesn’t say which plan a customer needs or publish rate limits. The sandbox and full developer tools go to approved partners.

What the API costs at your size

Because AppFolio prices per unit, the API’s cost is the difference between plans, multiplied by every unit you manage. At the starting prices:

UnitsCore (no API)Plus (read only)Max (read and write)
100from $149 a monthfrom $320 a monthfrom $500 a month
300from $447 a monthfrom $960 a monthfrom $1,500 a month
1,000from $1,490 a monthfrom $3,200 a monthfrom $5,000 a month

So at 300 units, read access costs about $513 a month more than Core, and write access about $1,053 more. These are floors: AppFolio says a minimum spend applies to every plan, without stating it. The checker below works it out for your own unit count.

The Realm-X Connector for Claude

AppFolio announced the connector on 9 June 2026 as “an agent-to-agent connector between its AppFolio Realm-X AI suite and Anthropic’s Claude”, saying “Property managers can now trigger and execute complex operational work in Claude”. Unlike the API, it reaches every plan. AppFolio’s launch post says: “Core Customers have access with Read capabilities and Plus and Max customers have access with Read & Write capabilities.”

It’s now out of beta. AppFolio’s Fall 2026 product update (30 October 2026) says “The Realm-X Connector in Claude is out of beta and is now available for all customers.” In Claude’s connector directory it runs from mcp.appfolio.com with one tool, chat, which hands your request to Realm-X. AppFolio says every action through it “inherits AppFolio’s existing platform guardrails”.

We found no ChatGPT app or connector on AppFolio’s own pages, checked 6 November 2026.

AppFolio Stack: the route for other software

AppFolio Stack is AppFolio’s set of integrations with other property technology. Standard integrations come with Core. Premium integrations cost “$0.50 per connected unit / per month ($100 minimum per account/month)”, and they’re “Included free with AppFolio Property Manager Plus”.

Software companies get API access by applying to become a partner: “Our API enables our network of trusted software partners to connect to the AppFolio platform.” The application goes to AppFolio’s partnership team, then a security compliance questionnaire, then terms of service. Approved partners get “all-inclusive access to our developer tools and sandbox environment”. AppFolio states no partner fee.

Can the AppFolio API post listings?

No. The Listings endpoint reads; AppFolio’s own syndication posts. The Stack API reference documents Listings as “Get all listings that meet the filter criteria”, with fields such as the advertised rent, the date a unit is available, photos, and a marketing title and description “for syndication”. Units are “Get and update units”, and the update shown is a rent-ready flag. There’s no endpoint to create a listing.

AppFolio syndicates listings itself: it “automatically syndicates rental listings to major rental platforms including Zillow, Apartments.com, and Zumper”, and its listing partners page names the basic sites and a paid premium tier. So an API on Plus or Max is a way to read your vacancies into another tool, not a way to post them.

What we’d do

  • You want to ask questions about your portfolio in Claude: Core is enough. The connector reads on every plan.
  • You want Claude to make changes in AppFolio: Plus. The connector writes on Plus and Max.
  • You want your own software or a vendor to read AppFolio data: Plus, whose API is read-only, or a Stack integration if the vendor is a partner.
  • You need to write data back to AppFolio through the API: Max, and price it across every unit before you decide.
  • You want an API to post rentals to the portals: that isn’t AppFolio’s API’s job. Use AppFolio’s own syndication, or a syndication service with its own API. Reallyo’s Listings API and MCP server take one listing per request from your software or an AI assistant, on every Reallyo plan, the free one too, and Reallyo also imports listings from property management system exports.

FAQ

Does AppFolio have an API? Yes. AppFolio’s pricing page lists “AppFolio API (read only)” on Plus and “AppFolio API (read/write)” on Max. Core has no API line. Software partners reach the platform through AppFolio Stack, by application.

Is the AppFolio API free? It’s included in the Plus and Max per-unit prices, which start at $3.20 and $5.00 a unit a month, with a minimum spend AppFolio doesn’t publish. There’s no separate API price on AppFolio’s pages.

Where is the AppFolio API documentation? AppFolio publishes a Stack API reference listing the resources. The sandbox and full developer tools are for approved Stack partners.

Does AppFolio have an MCP server? Yes, for Claude. The Realm-X Connector runs from mcp.appfolio.com, is listed in Claude’s connector directory, and is read-only on Core and read and write on Plus and Max.

Can I use the AppFolio API to post listings to Zillow? No. The API’s Listings endpoint only reads listings. AppFolio posts listings to Zillow, Apartments.com and Zumper through its own syndication.

Does AppFolio work with ChatGPT? We found no ChatGPT app or connector on AppFolio’s own pages, checked 6 November 2026. Its AI connector is for Claude.

What’s the difference between AppFolio Stack and the AppFolio API? Stack is AppFolio’s integration program: partners apply for API access, and Premium integrations are included on Plus. The “AppFolio API” on the pricing page is a customer plan feature on Plus and Max. AppFolio’s pages don’t say whether they’re the same API.
