Most rental property management software has an API of some kind, but few let another system or an AI assistant change anything, and only two document writing a listing. We checked 17 long-term rental systems on their own developer, pricing and help pages. Thirteen have an API: five with keys you create yourself, three on conditions such as a plan or an approval, and five only through a partner agreement. Six have an official AI connector or MCP server, and three of those say it can make changes: AppFolio’s (on Plus and Max), Rentvine’s and RentEngine’s. Buildium and Propertyware are the two that document creating or updating listings through the API.
Our view: “does it have an API?” is the wrong first question. Ask what it can write. Read access lets another tool look at your rent roll; only write access lets it change a rent, close a work order or put a unit on the market. That’s where vendors draw their lines: AppFolio’s API reads on Plus and writes only on Max, and RealPage’s and Rent Manager’s AI connectors are read-only. Every row below comes from the vendor’s own pages, checked 6 November 2026. (Disclosure: Reallyo publishes this blog. It isn’t a property management system: it sends rentals to rental sites and has its own listings API, covered near the end.)

| Hemlane | None found on its own site | None found | None found | None found |
| RentEngine (leasing platform) | Customers, with keys you create | Yes, set per key | Partly: units, buildings and floor plans | RentEngine MCP: reads and writes, set by the key |
“None found” means we didn’t find it on the vendor’s own pages on 6 November 2026, not that it doesn’t exist. Public MCP registries also list “Buildium” and “AppFolio” servers built by other companies. They aren’t the vendors’ own, so they’re left out. The finder below gives the full answer for one system and one job.
Which route fits your property management software?
4 questions, 20 seconds. Get the route that fits your system and the job you want done.
Question 1 of 4
What do you want to do?
Question 2 of 4
Which property management software do you use?
Question 3 of 4
How do your vacancies reach the rental sites today?
Question 4 of 4
Is a higher plan or a partner agreement on the table?
Your answer
Start with your vendor's read-only connector
Read access answers questions about rents, vacancies and reports without changing anything. AppFolio's Realm-X Connector reads on every plan, Rentvine's MCP comes with every plan, Rent Manager's read-only connector is in its Premium bundle, and RealPage's works with ChatGPT for now. If your system has none, ask your vendor before you build anything.

Get write access, then limit it
AppFolio (on Plus or Max), Rentvine and RentEngine document making changes through their MCP servers, and Buildium, Propertyware, Rentvine and TenantCloud document writing through their APIs. Confirm which plan or agreement includes writing before you sign, then give each app a key limited to what it needs: Propertyware and RentEngine let you make a key read-only.

Use a listings API that reaches the rental sites
A property management API changes the listing inside that system; reaching Zillow and the other rental sites takes a feed. Reallyo's Listings API and MCP server let your software, your own code, or Claude and ChatGPT create, update and take down rental listings, and Reallyo publishes them to its partner rental network, Zillow included. It's on every Reallyo plan, the free one too.

Read or write: the question to ask first
Read access lets another system look: rent rolls, vacancies, ledgers, reports. Write access lets it change things: a unit’s rent, a lease, a work order, a listing. The pages we read show four patterns.
Write sits on a higher plan. AppFolio’s pricing lists “AppFolio API (read only)” under Plus, from $3.20 a unit a month, and “AppFolio API (read/write)” under Max, from $5.00. Its Claude connector follows the same line one step down: read on Core, read and write on Plus and Max. Buildium puts its whole API, reads and writes, on Premium. Our AppFolio API guide prices the gap by portfolio size.
AI connectors start read-only. RealPage says “Initial Lumina Model Connect access to Realpage data is read-only.” Rent Manager’s MCP “enables a read-only connection between your Rent Manager data and Claude”. Among short-term rental systems, Guesty’s beta server “cannot create, update, or delete Guesty records”, and Lodgix keeps its write tools “Off by default”.
Where writing is allowed, money stays read-only. Rentvine’s MCP server makes changes: its own example has Claude find duplicate work orders and close them. But “Financials are read-only over the MCP, so the books stay audit-ready and the trust account stays untouched.” RentEngine lets you make a key read-only, and then its “MCP hides and refuses mutating tools for these keys.”
Listings are the rarest write. AppFolio’s partner API documents Listings as “Get all listings that meet the filter criteria”, and Rentvine’s Marketing > Listings has only search and image endpoints. Buildium is the clear exception: “Create/Update a listing” and “Delete a listing”, with webhooks when one changes. Propertyware added marketing fields, publishedForRent among them, to its units endpoint for PATCH requests on 10 May 2026.
Which property management software has an MCP server?
Six of the 17 long-term rental systems we checked have an official one: AppFolio, Yardi, RealPage, Rent Manager, Rentvine and RentEngine. Only three document writing through it.
| Software | Connector | Works with | Reads or writes | Who gets it |
|---|---|---|---|---|
| AppFolio | Realm-X Connector | Claude | ”Core Customers have access with Read capabilities and Plus and Max customers have access with Read & Write capabilities” | Every plan; out of beta in AppFolio’s Fall 2026 update |
| Yardi | Virtuoso Connector | Claude | Not stated; Yardi’s example prompts are all questions | Virtuoso Enterprise; Voyager 8 only, “not available in Breeze or Breeze Premier” |
| RealPage | Lumina Model Connect | ChatGPT and Codex; Claude and Microsoft Copilot “planned soon” | Read-only at first | Not stated |
| Rent Manager | MCP Connector | Claude, “with more AI assistants to follow soon” | Read-only | The Premium bundle |
| Rentvine | Rentvine MCP, “more than 90 governed tools” | Claude and ChatGPT | Reads and writes; financials read-only | Every plan: “Not an add-on”. Claude Pro, Max, Team or Enterprise on the Claude side |
| RentEngine | MCP server on the same keys as its API | Any MCP client | Whatever the key allows | Listed on its pricing page as “PMS sync - Open API & MCP” |
AppFolio’s and Yardi’s are listed in Claude’s connector directory; Rentvine’s, Rent Manager’s and RealPage’s weren’t when we checked on 6 November 2026. None of the six vendors documents creating a listing through its connector.
Short-term rental software is further along on writing: three of the four servers we found can make changes. We checked these five systems’ MCP servers only, not their APIs:
| Software | MCP server | Reads or writes |
|---|---|---|
| Hospitable | Hospitable MCP, “available on all plans except Essentials” | Reads and writes: it can create a manual reservation and update a calendar |
| Lodgix | Lodgix MCP Server | Reads; write tools “Off by default”, switched on per account |
| Jurny | Jurny MCP Server | Reads and writes, to the point of letting your AI “process refunds” |
| Guesty | Guesty MCP Server, in beta | Read-only for now |
| Hostaway | None found | Not applicable |
Which property management software has an open API?
Thirteen of the 17 have one, but “open” covers three very different deals.
- Keys you create yourself (5): Buildium, on Premium only, at up to “10 concurrent requests per second”. Rentvine: “everyone can access this powerful tool”. Propertyware, where an administrator creates keys and can limit one “to read-only access (GET resources only)”. TenantCloud, with a personal access token: “If you do not see Personal access tokens in Settings, API access is not enabled for your account.” And RentEngine, with read-only, custom or full-access keys at 30 requests per 5 seconds.
- On conditions (3): AppFolio, on Plus or Max. DoorLoop lists “full API access” on its plans, while its help centre gives it to “you and your approved developers”, at 50 requests a minute and 500 an hour per key. Rent Manager says its API “provides both “read” and “write” access to your database” but doesn’t say who gets it or what it costs.
- Partners only (5): Yardi charges “an annual license fee per interface”. RealPage runs RealPage Exchange, its “Integration Marketplace”. Entrata: “Using the Entrata API requires an agreement between your company and Entrata.” ResMan’s comes with “a minimal fee”. MRI Software offers “an open and connected ecosystem of APIs” through partner and customer integrations, with no public self-serve docs.
TurboTenant says outright: “We also do not offer a public API, API keys, webhooks, or a developer SDK for building custom integrations.” We found nothing on Avail’s, RentRedi’s or Hemlane’s own sites.
If you’re choosing software partly for its API, our comparisons of Buildium’s pricing, DoorLoop’s and Yardi Breeze against AppFolio cover the plans these APIs sit on.
Can a property management API post listings to Zillow?
Not on its own. A property management system’s listing endpoints change the listing inside that system. Getting it onto Zillow, Apartments.com and the other rental sites takes a feed, sent by the system’s own syndication or by a syndication service. Zillow’s route for software is its free feed program, which starts with approval and a test that “typically takes 4-6 weeks”. Our guide to whether Zillow has an API for posting rentals covers each route, and Zillow Feed Connect covers switching it on in the systems that support it.
So when you want “my system, or my AI assistant, lists a vacancy and it appears on the rental sites”, you need one of two things: a system whose listing endpoints feed its own syndication (Buildium documents the endpoints; ask it how those listings reach each site), or a syndication service with its own API.
Four questions to ask your vendor
The finder above asks these when your software isn’t in our list. They work for any vendor.
- Is there an API, and who gets it: every customer, one plan, or approved partners only?
- Can it read, write, or both? Read is the safer place to start.
- Can it create and update rental listings, or only read them?
- Is there an official MCP server for Claude or ChatGPT, and is it read-only?
What we’d do
- You want answers about your portfolio in Claude or ChatGPT: use your vendor’s own connector if it has one, and start read-only. On AppFolio that’s every plan, on Rentvine every plan, and on Rent Manager the Premium bundle. On RealPage it’s ChatGPT for now.
- You want another system to write back: confirm which plan or agreement includes writing before you sign, then give that system a key limited to what it needs. Propertyware and RentEngine let you make a key read-only.
- You want an AI assistant to make changes: Rentvine and AppFolio on Plus or Max document it. Try it on a read-only connection for a week first, so you see what it does before it can change anything.
- You want vacancies to reach the rental sites from your own system or an AI assistant: use your system’s syndication, or a syndication service with a listings API. On most of these systems the API won’t do it for you.
- You run short-term rentals: Hospitable and Jurny write through MCP today, Lodgix once you switch write tools on, and Guesty’s beta only reads.
Where Reallyo fits
Reallyo isn’t a property management system, so it isn’t in the table. It handles the one write most of these APIs leave out. Reallyo’s Listings API and MCP server let property management software, your own code and AI apps such as Claude and ChatGPT create, update and take down rental listings, and Reallyo publishes them to its partner rental network, Zillow included. Each request carries one listing with your own unit ID, every listing is checked before it’s saved, and a change that fails comes back with each field named.
In Claude, you add https://mcp.reallyo.com as a custom connector, sign in with your Reallyo login and choose read only or read and write; ChatGPT takes it as a custom connector on Business, Enterprise and Edu workspaces. It’s included on every Reallyo plan, the free one too, and Reallyo also imports listings from property management system exports. It’s for long-term rentals only.
FAQ
Which property management software has an API? Of 17 long-term rental systems we checked on 6 November 2026, Buildium (Premium), Rentvine, Propertyware, TenantCloud and RentEngine let customers create their own keys. AppFolio (Plus and Max), DoorLoop and Rent Manager offer one on conditions. Yardi, RealPage, Entrata, ResMan and MRI Software open theirs to partners only. TurboTenant says it has no public API.
Which property management software has an MCP server? AppFolio (the Realm-X Connector), Yardi (the Virtuoso Connector), RealPage (Lumina Model Connect), Rent Manager, Rentvine and RentEngine have official ones for long-term rentals. RealPage’s and Rent Manager’s are read-only and Yardi doesn’t say. AppFolio’s (on Plus and Max), Rentvine’s and RentEngine’s can make changes. Among short-term rental systems, Hospitable, Lodgix, Jurny and Guesty have their own.
Does Yardi have an API? Only for partners. Yardi’s Interface Partner Program “requires an annual license fee per interface”, and we found no public developer portal. Its Virtuoso Connector for Claude is part of Virtuoso Enterprise and built only for Yardi Voyager 8, not Breeze.
Does Buildium have an API? Yes. The Buildium Open API has public documentation, but “To take advantage of the Buildium Open API you must have a Premium Subscription.” It reads and writes, including creating, updating and deleting listings, at up to 10 concurrent requests a second. We found no Buildium MCP server.
Does Entrata have an API? Yes, with an agreement: “Using the Entrata API requires an agreement between your company and Entrata.” Its methods include writing pricing and property media. We found no Entrata MCP server or AI connector on Entrata’s site.
Does Rent Manager have an API? Yes. Rent Manager says its API “provides both “read” and “write” access to your database”, but its pages don’t say who gets it or what it costs. Its MCP Connector for Claude is read-only and comes in the Premium bundle.
Does Rentvine have an API? Yes. Rentvine’s REST API is open to every customer, with keys you create in Settings. Its MCP server, with more than 90 tools, is included on every plan and can make changes, but financials are read-only.
Does DoorLoop have an API? DoorLoop’s pricing lists “full API access”, but its help centre describes it for “you and your approved developers”, and its partner page says it’s “still selective about who gets access”. Each key can make 50 requests a minute and 500 an hour. We found no DoorLoop MCP server.
Does RealPage have an API? For partners, through RealPage Exchange (RPX). Its MCP connector, Lumina Model Connect, works with ChatGPT and Codex, is read-only at first, and RealPage says Claude and Microsoft Copilot support is planned.
Can Claude or ChatGPT manage my rental listings? Only through a connector that can write listings, and none of the six property management connectors we checked documents creating one. Reallyo’s MCP server creates, updates and takes down rental listings from Claude, and from ChatGPT on Business, Enterprise and Edu workspaces.
What is an API in real estate? A way for one piece of software to read or change data in another without anyone copying it across. In rental property management that’s usually units, leases, payments or listings, read by a reporting tool or changed by another system or an AI assistant.
