Buildium Essential: $62 to $80 a month
Essential costs $62 a month for up to 20 units and $80 for 21 to 40, and it's only sold up to 40 units. You get full accounting, maintenance, a prospect list and syndication on every listing. Online rent payments cost $2.35 each, so pass the fee on or budget for it.

Buildium Growth: $192 to $291 a month
Growth is $192 a month up to 50 units, $252 up to 100 and $291 up to 150. It adds live phone support, two-way email and SMS threads and lower payment fees ($1.35). Onboarding is required and its price isn't published, so ask for it in writing.

Buildium Premium: $400 a month up to 150 units
Premium is the only plan with Prospect Pipeline, Call Hub, Prospect Voice & Chat, Tour Scheduling and the Open API, at a flat $400 from 1 to 150 units. Incoming payments are free for 12 months, so from about 100 units it costs little more than Growth.

Buildium costs $62 a month for up to 20 units and $80 for 21 to 40 units on its Essential plan. Above 40 units Essential isn’t offered, so the cheapest plan becomes Growth at $192 a month for up to 50 units. We entered unit counts into the price calculator on Buildium’s own pricing page. Premium is a flat $400 a month from 1 to 150 units, so 150 units cost about $1.94 a unit on Growth ($291) or $2.67 on Premium, before transaction fees. (Prices checked 20 October 2026. Disclosure: Reallyo publishes this blog. We sell rental listing marketing, not property management software, and Reallyo runs alongside Buildium.)
Buildium suits property managers who want accounting, maintenance and leasing in one system with no unit minimum. Our view: pick the plan by unit count and by the leasing tools you need, never by listing exposure. Listing syndication is the same on all three plans. What Premium buys is the prospect pipeline, tour scheduling, call hub, chat and the Open API, and from about 100 units it costs little more than Growth once fees are counted.
Key takeaways
- Essential: $62 a month for 1–20 units, $80 for 21–40. Buildium’s calculator labels it “Up to 40 Units” and won’t price it higher.
- Growth: $192 a month for 1–50 units, $252 for 51–100 and $291 for 101–150.
- Premium: $400 a month for anything from 1 to 150 units, then $426 at 151–160 and $531 at 191–200.
- Fees on top: a resident’s online rent payment costs $2.35 on Essential, $1.35 on Growth and nothing for 12 months on Premium, then $0.60.
- Premium-only leasing tools: Prospect Pipeline, Call Hub, Prospect Voice & Chat, Tour Scheduling and the Open API.
- Syndication is on every plan: Buildium names Zillow, Apartments.com, Apartment List, Zumper, Dwellsy, RentPath and Rental Beast.
- Reviews: 4.5 out of 5 on Capterra (2,234 reviews) and 4.4 on G2 and Trustpilot. In the 115 reviews we coded, ease of use (43) and support (34) top the praise, and slow support (30) tops the complaints.
What does Buildium cost for 10, 25, 50 and 150 units?
From $62 to $400 a month before fees. These are the prices Buildium’s “Calculate Your Price” tool showed on buildium.com/pricing on 20 October 2026, billed monthly. Paying a year up front takes 10% off.
| Units | Essential | Growth | Premium | Cheapest plan, per unit |
|---|---|---|---|---|
| 10 | $62/mo | $192/mo | $400/mo | $6.20 (Essential) |
| 25 | $80/mo | $192/mo | $400/mo | $3.20 (Essential) |
| 40 | $80/mo | $192/mo | $400/mo | $2.00 (Essential) |
| 50 | Not offered | $192/mo | $400/mo | $3.84 (Growth) |
| 100 | Not offered | $252/mo | $400/mo | $2.52 (Growth) |
| 150 | Not offered | $291/mo | $400/mo | $1.94 (Growth) |
| 200 | Not offered | $301/mo | $531/mo | $1.51 (Growth) |
Two price steps stand out. At 41 units the cheapest bill jumps from $80 to $192, because Essential stops. And Premium doesn’t move between 1 and 150 units, so a 150-unit manager pays the same $400 as a 10-unit one. Over 5,000 units, or for community associations, Buildium quotes by phone.
The calculator’s footnote says the estimate leaves out “any applicable taxes or fees, onboarding, and any optional add-ons.” Growth and Premium customers must buy Buildium’s onboarding service, and the pricing page doesn’t give its price.
What do you pay on top of the subscription?
Mostly payment fees. If every resident pays rent online once a month and you absorb the fee, here’s what the subscription plus incoming payment fees comes to. That’s our arithmetic on Buildium’s published prices; many managers pass the fee to residents, and then the subscription column is the whole bill.
| Units | Essential + fees | Growth + fees | Premium, first 12 months | Premium after 12 months |
|---|---|---|---|---|
| 25 | $138.75 | $225.75 | $400 | $415 |
| 50 | Not offered | $259.50 | $400 | $430 |
| 100 | Not offered | $387.00 | $400 | $460 |
| 150 | Not offered | $493.50 | $400 | $490 |
On those assumptions, Premium costs less than Growth from 101 units in its first year, and still matches it at about 146 units after the free year ends. Below 100 units, Growth is the better buy unless you need Premium’s leasing tools.
Why do you see different Buildium prices online?
Because Buildium has raised them, and some of its own pages lag. Its Buy Now Growth page still showed Essential at $58, Growth at $183 and Premium at $375 on 20 October 2026, while the main pricing page shows $62, $192 and $400. Third-party reviews quote older figures again, and Google’s AI Overview for “buildium reviews” cited $52, $166 and $479 from a video. Use the calculator on the pricing page for your unit count.

Buildium also sells 1099 e-filing at $50 a batch plus $4.50 a form, and remote check printing at $30 setup plus $1.50 a check. The Lumina AI Workforce prices come from Buildium’s own add-on calculator. Every plan starts with a 14-day free trial, no card needed.
Which Buildium plan has the leasing CRM, tour booking and API?
Premium. Basic prospect management is on every plan, but the pipeline and the tools that act on leads are Premium only. This is what Buildium’s plan table ticks, read from the pricing page’s own HTML:
| Leasing and marketing feature | Essential | Growth | Premium |
|---|---|---|---|
| Rental listing syndication | ✓ | ✓ | ✓ |
| Free marketing website | ✓ | ✓ | ✓ |
| Prospect management, custom prospect form, applicant management | ✓ | ✓ | ✓ |
| Two-way email and SMS threads | – | ✓ | ✓ |
| Workflow automations, custom fields | – | ✓ | ✓ |
| Prospect Pipeline | – | – | ✓ |
| Call Hub | – | – | ✓ |
| Prospect Voice & Chat | – | – | ✓ |
| Tour Scheduling | – | – | ✓ |
| Open API | – | – | ✓ |
| Lumina AI Workforce | Paid add-on | Paid add-on | ✓ |
So a 30-unit manager who wants self-booked tours inside Buildium has two routes: Premium at $400 a month, or Essential at $80 plus Tenant Turner’s Showings Coordinator from $41 a month and $25 to set up. Buildium describes the Lumina AI Workforce as “AI agents that work behind the scenes to automate routine tasks.” Its pricing page doesn’t say which leasing tasks those agents take on. Our AI for property management guide covers what these tools do in general, and the best tools to schedule rental showings compares showing software.
Which Buildium plan is best for 25, 50 and 150 units?
- Up to 40 units: Essential at $62 or $80 a month. Add Showings Coordinator if you want tour booking.
- 41 to 100 units: Growth at $192 or $252. You get live phone support, two-way email and SMS, and lower payment fees.
- 101 to 150 units: Premium, if most rent comes in online. At $400 it’s within $109 of Growth before fees, and it adds the pipeline, tours and Open API.
- Over 150 units: Growth stays cheaper on subscription ($301 against $531 at 200 units), so Premium has to earn its place through the leasing tools.
What does Buildium syndicate to, and what does listing marketing cost?
Syndication is included in all three Buildium plans, and Buildium’s price list has no per-listing fee. Its syndication page names these sites:
- The Zillow Rental Network (Zillow, Trulia and HotPads)
- Apartments.com
- Apartment List
- Zumper
- Dwellsy
- RentPath
- Rental Beast
- Craigslist, named in the page body though not in its FAQ list
Each site’s own rules still apply. These are the ones Buildium’s and the portals’ help pages document:
| Rule or limit | What it means | Source |
|---|---|---|
| Updates take 24–48 hours | New listings and changes reach partners in a day or two | Buildium help |
| Zillow: buildings with 50+ units are paid listings | Large multifamily buildings list on Zillow through a paid arrangement with Zillow | Buildium help |
| Zillow: one status per home | A unit listed for sale on Zillow can’t show for rent at the same time; Buildium adds the rental once the sale listing comes down | Buildium help |
| Property name should read as an address | ”74 Grove Street - 4A” publishes; internal codes may not | Buildium help |
| Apartments.com: paid advertisers, 4+ units | You tick Apartments.com in Buildium’s syndication settings, then email Apartments.com to approve the feed (24–48 hours) | Apartments.com help |
| Photos | Unlimited photo uploads per property and unit, all sent to listing partners | Buildium announcement |
You can also name a leasing agent as the contact for each unit, so enquiries go to the right person. Zillow’s help centre says listings posted directly to Zillow Rental Manager are free to publish, and our Zillow Rental Manager cost guide sets out what’s free and what’s optional.
What Buildium doesn’t make is the marketing around a listing. You upload photos or a video tour, and Buildium sends them out. It doesn’t produce listing videos, social posts or flyers, so those come from somewhere else.
What do Buildium reviews say?
Most reviewers like it, and the complaints cluster around support, accounting edge cases and fees. Buildium rates 4.5 out of 5 on Capterra (2,234 reviews), 4.4 on G2 (286) and 4.4 on Trustpilot (819, of which 13% are one-star). Software Advice shows the same 2,234 reviews as Capterra.
We read and coded 115 reviews on 20 October 2026: 66 from Capterra, 20 from Trustpilot, 18 first-person posts from r/PropertyManagement, 10 from G2 and one from BiggerPockets. All but that one are dated November 2024 to October 2026. A review can raise several themes.
| What reviewers praise | Reviews | What reviewers complain about | Reviews |
|---|---|---|---|
| Easy to use | 43 | Slow or unhelpful support | 30 |
| Good support | 34 | Accounting limits (reconciliation, EFT edits) | 19 |
| Online rent payments and resident portal | 22 | Fees and price increases | 17 |
| Everything in one system | 22 | Learning curve and onboarding | 15 |
| Accounting and owner reports | 17 | Bugs and glitches | 12 |
| Value for money | 10 | Report customisation limits | 11 |
| Maintenance workflow | 7 | Delays setting up online payments | 11 |
| Listings and leasing | 7 | Missing integrations, mostly QuickBooks | 7 |
These counts describe our sample, not every Buildium customer. Capterra sorts by “most helpful”, many of its reviews are incentivised, and we pulled extra low and mid ratings from its later pages for balance. On Reddit we skipped replies from people selling rival software.
Support splits reviewers almost evenly. It’s the second most praised theme and the most criticised. One Capterra reviewer says “They have great customer support. They respond to all my questions” (Capterra). A Trustpilot reviewer says “Unless you pay for the premium service, they’ll drop you into a black hole of unresponsiveness” (Trustpilot). The plan table explains part of the gap: Essential gets ticket support only, live phone support starts on Growth, and priority support is included only on Premium.
Ease of use and the all-in-one setup are the main reasons people stay. “The accounting system, owner accounts, tasks, emails, and file management are all integrated into one program,” one property administrator writes (Capterra). Another: “Tenants love the ability to pay through the app” (Capterra).
Accounting is praised for the basics and criticised at the edges. “Reconciliation often has problems. I have to unlink and link bank accounts or wait a couple of days for it to get fixed” (Capterra). Seven reviewers name a missing integration, mostly QuickBooks: “Does not coordinate with QuickBooks, which is essential for us” (Capterra).
Fee complaints are about add-ons and rises, not the base price. One Capterra reviewer reports “6 price increases in the last 2.5 years” (Capterra). A manager on Reddit says HappyCo inspection charges, which had been free when the account opened, came to “$10,000 in the last 14 months” (Reddit); that’s one manager’s account. Buildium’s price list now shows inspections at $99 setup plus $40–$95 a month on Essential, included on Growth for three years and then $0.40 a unit, and included on Premium.
Listings rarely come up. Seven reviewers praise them, for example “it interlinks with our rentals and advertises vacancies and takes them off when rented” (Capterra). Three raise problems, including a Reddit user who says “the syndication takes 10 days to set up” (Reddit). Onboarding draws 15 complaints, from a team whose workload doubled “for about 4 months” (Capterra) to onboarding calls spaced “3-4 weeks apart” (Reddit).
Choose Buildium if, look elsewhere if
Choose Buildium if:
- you manage up to 40 units and want full property accounting for $62–$80 a month;
- you want one system for the books, maintenance, leasing and listing syndication, with no unit minimum;
- you manage 100–150 units and want a leasing pipeline, tour booking and an open API, which Premium includes for $400 flat.
Look elsewhere if:
- you manage 41–50 units on a tight budget, since the cheapest plan jumps to $192 a month;
- you want a leasing pipeline under about 100 units without paying $400 a month;
- most of your residents pay online and you’re on Essential, where each payment costs $2.35;
- you need listing videos, social posts and flyers, which Buildium doesn’t make.

Using Buildium with Reallyo
Keep Buildium for the books and leasing, and use Reallyo for the listing marketing Buildium doesn’t make. Reallyo imports rental listings from property management system exports, XML feeds and spreadsheets, then keeps them in sync. File and feed imports usually take a day to set up once we have a sample.
Each imported rental then gets:
- a listing page on your Reallyo website;
- an AI listing video with voiceover and captions, in reel, square and landscape sizes;
- social posts you copy or download, plus a printable PDF flyer with a QR code;
- syndication to the 19 sites in Reallyo’s network, including Zillow, Apartments.com, Realtor.com, Homes.com and PadMapper. Realtor.com, Homes.com and PadMapper aren’t on Buildium’s named list.
Enquiries from Reallyo’s listings land in its leads inbox. Plans are priced by active listings: free for one, $39 a month for 10, $49 for 25, $69 for 50 and $89 for 100 (Reallyo pricing).
Give each site one source per listing. Zillow “will only ever publish a single version of a listing” (Zillow), and Apartments.com ties a feed-connected listing to one source (Apartments.com). Buildium has a checkbox per site in its syndication settings, so you can leave Zillow and Apartments.com on Buildium and let Reallyo cover the rest, or the other way round. Syndication is for US rentals, and each site’s own acceptance rules apply. Start free with one listing.
FAQ
How much is Buildium per month? From $62 a month on Essential for up to 20 units, $80 for 21 to 40 units, $192 on Growth for up to 50 units, and $400 on Premium for up to 150 units. Prices rise with unit count, and transaction fees such as $1.35–$2.35 per online rent payment come on top. Paying yearly takes 10% off.
How much does Buildium cost per unit? For 10 to 200 units, between about $1.51 and $6.20 a unit a month on the cheapest plan Buildium offers at that size. Buildium prices in unit bands, not per unit: 10 units on Essential is $62 ($6.20 a unit), 50 units on Growth is $192 ($3.84) and 150 units on Growth is $291 ($1.94).
What is the maximum number of units on Buildium Essential? 40 units. Buildium’s price calculator labels Essential “Up to 40 Units” and won’t price it above that, so a 41-unit portfolio starts on Growth at $192 a month.
Is Buildium Premium worth it? Yes if you manage 100–150 units or need the leasing tools. Premium is $400 a month flat from 1 to 150 units and is the only plan with Prospect Pipeline, Call Hub, Prospect Voice & Chat, Tour Scheduling and the Open API. It also waives incoming payment fees for 12 months and includes eSignatures and inspections.
Does Buildium charge for listing syndication? No. Rental listing syndication is included on Essential, Growth and Premium. The listing sites’ own rules still apply, for example Zillow treats buildings with 50 or more units as paid listings, and Apartments.com takes Buildium feeds from its paid advertisers.
What sites does Buildium syndicate to? The Zillow Rental Network (Zillow, Trulia and HotPads), Apartments.com, Apartment List, Zumper, Dwellsy, RentPath and Rental Beast, plus Craigslist. Updates reach the partners in 24 to 48 hours.
Does Buildium have a free trial or a free plan? A 14-day free trial with sample data and no credit card. There’s no free plan.
Which is better, AppFolio or Buildium? Buildium for most managers under about 200 units. Buildium starts at $62 a month with no unit minimum, while AppFolio’s Core plan needs 50 units and a minimum spend. AppFolio makes more sense for larger multifamily operators who want its leasing CRM on the Max plan.
What do reviewers complain about most with Buildium? Slow or unhelpful support, in 30 of the 115 reviews we coded, followed by accounting limits such as bank reconciliation (19), fees and price increases (17) and onboarding (15). Support is also the second most praised theme (34), and live phone support is only on the Growth and Premium plans.
Can I use Reallyo with Buildium? Yes. Reallyo imports your rental listings from Buildium exports or feeds and keeps them in sync, then adds a listing page, a video, social posts and flyers for each one, and syndicates to the 19 sites in its network. One active listing is free.
