Question 3 of 4

What can you spend on software each month?

Question 4 of 4

Do you already use property management software?

Your answer

DoorLoop One fits you

From about 80 units, DoorLoop One costs $2.50 a unit billed yearly and $1.50 above 100, so the $199 minimum stops mattering. You get accounting, a prospect CRM, showings and syndication to 8 sites in one plan. Add listing videos, flyers and more rental sites on top if vacancies sit.

Your answer

Look at DoorLoop Connect

If tenant calls and texts are the bottleneck, Connect adds the Receptionist Agent for $4.00 a unit billed yearly, with a $299 minimum. It answers existing tenants around the clock. DoorLoop's Prospect Agent for new renters is still marked Coming Soon, so compare the leasing agents that are live today.

Your answer

A flat-fee tool will cost you less

Under 20 units, DoorLoop One still costs $199 a month billed yearly, about $20 a unit at 10 units. Flat-fee tools such as Rentec Direct at $25 a month, or free tiers like TurboTenant, cover rent, leases and maintenance for a fraction of that.

DoorLoop costs at least $199 a month, billed yearly, on its cheapest plan, and that floor covers everything up to 79 units. DoorLoop One lists at $2.50 per unit a month on yearly billing ($3.00 monthly), with a $199 minimum ($239 monthly) and $1.50 a unit above 100 (DoorLoop pricing). So 10 units cost $199 a month, about $20 a unit, and 200 units cost $400, $2 a unit. DoorLoop suits a property manager past about 80 units who wants accounting, leasing, a prospect CRM and syndication in one system. A landlord with a handful of units now pays the same $199 as one with 79.

Prices checked 20 October 2026 on DoorLoop’s own pricing page. DoorLoop replaced its Starter, Pro and Premium plans in October 2026, and Google’s AI Overview still quotes the old ones. Reallyo publishes this blog. We sell rental listing marketing, not property management software, and Reallyo runs alongside DoorLoop rather than replacing it.

Key takeaways

  • DoorLoop One costs $2.50 per unit a month billed yearly, or $3.00 billed monthly, with a $199 or $239 monthly minimum (DoorLoop).
  • Connect costs $4.00 a unit ($299 minimum) and adds the Receptionist Agent. Multiply costs $5.00 a unit ($399 minimum) and adds maintenance and lease renewal agents.
  • Until at least 17 September 2026, DoorLoop’s page showed Starter at $69 a month for 10 units on yearly billing. That plan is gone; the cheapest way in is now $199.
  • Listing syndication is in every plan. DoorLoop’s help center lists 8 sites: Zillow, HotPads, Trulia, Dwellsy, RentalSource, Zumper, Apartments.com and Realtor.com.
  • The Prospect CRM and self-booked showings are on every plan. DoorLoop’s AI Prospect Agent is marked “Coming Soon”.
  • In the 142 reviews we read, ease of use (66) and support (58) get the most praise. The top complaints are support access (22), accounting and reports (20) and payment timing (16). G2 and Capterra rate DoorLoop 4.8; Trustpilot rates it 3.8.

How much does DoorLoop cost for 10, 50, 100 and 200 units?

On One, $199 a month for anything up to 79 units, then $2.50 a unit up to 100 and $1.50 a unit after that, on yearly billing. The table applies each plan’s published per-unit rate and minimum.

UnitsOne, billed yearlyOne, billed monthlyConnect, yearlyMultiply, yearlyOne per unit, yearly
10$199/mo (minimum)$239/mo (minimum)$299/mo (minimum)$399/mo (minimum)$19.90
50$199/mo (minimum)$239/mo (minimum)$299/mo (minimum)$399/mo (minimum)$3.98
100$250/mo$300/mo$400/mo$500/mo$2.50
200$400/mo$480/mo$800/mo$1,000/mo$2.00

DoorLoop’s page gives the “$1.50 per unit above 100” rate for One only, so the 200-unit Connect and Multiply figures use the full list rate. Ask for a quote past 100 units on those plans. Yearly billing saves about 17% on the listed rates ($2.50 against $3.00); the page says “Save up to 25% on Yearly!”

Tenant screening is $35 on every plan. Incoming ACH rent payments cost $1.50 each on One and are free on Connect and Multiply. If all 50 tenants in a 50-unit portfolio pay by ACH and you absorb the fee, that’s $75 a month on One; the page also lets you “Pass payment fees to tenants” as a convenience fee. DoorLoop doesn’t publish an onboarding fee on the page; it lists “Onboarding and training” as “Based on Portfolio Size”.

What each plan adds, in DoorLoop’s words:

  • One: “All of DoorLoop’s core features: accounting, leasing, maintenance, payments and more”, showings, owner and tenant portals, a company website, one business number, the AI Assistant, “Unlimited users, unlimited document storage and full API access”.
  • Connect: the Receptionist Agent, which “answers tenant texts, calls, and portal messages around the clock”, plus free incoming ACH and VIP priority support.
  • Multiply: the Maintenance Ops Agent and Lease Renewal Agent, and “New DoorLoop agents are included with Multiply as they launch, at no extra cost.”

What changed in DoorLoop’s pricing in October 2026?

DoorLoop retired Starter, Pro and Premium and moved everyone new onto One, Connect and Multiply. We compared the Internet Archive’s 17 September 2026 copy of the pricing page with the live page on 20 October. The old page priced plans by unit count, starting at 10 units:

Plan, at 10 unitsBilled yearlyBilled monthlyListing syndication?
Starter (max 10 units), until Sept 2026$69/mo$99/moNo
Pro, until Sept 2026$149/mo$189/moYes
Premium, until Sept 2026$209/mo$239/moYes
DoorLoop One, from Oct 2026$199/mo$239/moYes

For a 10-unit manager who wants syndication, the cheapest plan went from $149 to $199 a month on yearly billing, about a third more. Against old Premium it’s $10 cheaper, and DoorLoop says “Everything that used to sit behind Premium, including the accounting depth, the API, unlimited users and unlimited storage, is in DoorLoop One.” The $69 Starter has no replacement.

Existing customers aren’t moved: “Existing plans and prices stay as they are.” DoorLoop launched the rebuilt product, DoorLoop 2.0, on 9 October 2026. The Archive has no copy between 17 September and our check, so the switch happened somewhere in those five weeks.

This matters if you’re reading prices elsewhere. On 20 October, Google’s AI Overview for “doorloop pricing” still described a Starter tier at “$79 to $99 per month” and Premium at “$199 to $239+”, citing Capterra, a YouTube review and Software Finder, then listed One, Connect and Multiply as “newer plans”. Only the second half is current.

What does DoorLoop syndicate to?

DoorLoop’s help center lists eight sites you can switch on one by one under Settings, Listing Syndications (DoorLoop help). Its pricing page puts listing syndication in every plan: “List vacant units on Zillow, Dwellsy, Trulia, HotPads, and more.”

SiteWhat DoorLoop’s help center saysSource
Zillow, HotPads, TruliaSet up a Zillow account first by emailing rentalfeedinquiries@zillowgroup.com, quoting your DoorLoop Company ID. DoorLoop describes Zillow’s network as a paid serviceDoorLoop help
Apartments.comFree. A property with more than 5 units needs its own Apartments.com account (advertise@apartments.com)DoorLoop help
Realtor.comOn the list of sites; no extra terms givenDoorLoop help
Zumper, Dwellsy, RentalSourceFreeDoorLoop help

Two conditions apply to every site: you need a “Business Verified merchant account”, and syndication covers US properties only. DoorLoop’s listings page says you can share “on Zillow, Trulia, and more for free” and that edits are “synced across every listing site” (DoorLoop). Zillow itself says its feed program has “No cost to participate” (Zillow), and feed senders can ask about paid options at rentalfeedinquiries@zillowgroup.com (Zillow). Ask Zillow which applies to your portfolio before you budget.

DoorLoop doesn’t publish how often listings update or how many photos each site takes. Its AI Assistant writes listing descriptions, and every plan includes a company website that shows your listings. We found no listing videos, social posts or print flyers among DoorLoop’s listing features, so those come from somewhere else. Leads that come in from Zillow and the other partners can get an automatic invite to book a tour (DoorLoop).

Does DoorLoop have a CRM and an AI leasing agent?

A prospect CRM, yes, on every plan. An AI leasing agent, not yet.

FeaturePlanWhat it doesSource
Prospect CRMAll”Track every rental prospect and lead source”; pipeline stage, assigned user, next steps, follow-up tasksDoorLoop pricing; CRM; help
ShowingsAllProspects book tours from your listings; reminders 24 hours and 2 hours beforeDoorLoop showings
Communication CenterAll”Calls, texts, portal messages, and email in one inbox, tied to the tenant record”DoorLoop pricing

Prospect AgentNot releasedMarked “Coming Soon”. DoorLoop says it “qualifies leads, screens applicants, and schedules showings automatically”DoorLoop
Rent Collection AgentNot releasedMarked “Coming Soon”DoorLoop

So the agent that answers renters before they sign isn’t out yet, and the one that is out (Receptionist) answers existing tenants. DoorLoop’s CEO wrote on 9 October that “starting this fall we’ll begin releasing new agents every month”. Multiply includes new agents “at no extra cost” as they launch. Our AI for property management guide compares the leasing agents that are already live.

What do DoorLoop reviews say?

Directory reviews are glowing; Trustpilot is cooler, and its score has fallen this year. We read and tagged 142 reviews and forum posts between them: 10 on G2, 48 on Capterra and Software Advice, 76 on Trustpilot and 8 on BiggerPockets. Reddit blocked every route we tried, so none of it comes from Reddit.

Read the two groups differently. Most Software Advice reviews carry a label saying the reviewer was invited by the vendor and offered a nominal incentive, and Capterra shows 1% negative sentiment. Trustpilot says DoorLoop has no recent history of asking for reviews there. In our copies of its listing, DoorLoop’s Trustpilot score was 4.6 from 249 reviews in November 2025 and 3.8 from 276 in September 2026, and the one-star share went from 8% to 14%.

A review can sit in several rows. Counts are mentions in what we read, not a share of all reviews.

What reviewers like. Ease of use comes up most: “I have tried several property management softwares, and I have found Doorloop to be the most intuitive and easiest to use” (Al S., Software Advice, November 2025). Support is the second most praised: “they answer quickly when you’re freaking out and frustrated” (Lynn C., G2, March 2026). Owners who move tenants online report high uptake; one 55+ mobile home park wrote “To my shock we had about 80% participate our first month” (Trustpilot, November 2025). On listings, one Software Advice reviewer likes “putting rentals on there and having them blasted out to all the websites quickly” (Corrine C., September 2026).

What reviewers complain about.

  • Support access (22): “issues can take a bit longer to fix as this company is not open past 5 est and on the weekends” (Software Advice), and “The lack of person to person technical support since they have gone to mostly bot chat support” (Kerry B., Software Advice, 2026). In an August 2026 reply on Trustpilot, DoorLoop said support is staffed “until 7pm EST”.
  • Accounting and reports (20): “The built-in reporting features can feel somewhat restrictive” (Miguelina P., G2, 7 October 2026). A property manager on Trustpilot wrote that “to process owner disbursements, you have to go in and manually process them and figure out the calculations for management fees each month” (June 2026).
  • Payment timing (16): “I dislike the amount of time it takes for the money to get to my bank account” (Nicole P., G2, May 2026).
  • Price (12): “This is more of a sticker shock with the pricing” (Lynn C., G2, March 2026), and “They also raise prices regularly without warning” (Trustpilot, September 2026).
  • Cancellation (6): “they will not cancel my account until I speak with a manager” (Trustpilot, July 2026), and a reviewer who prepaid a year wrote “there is no refund” (Trustpilot, May 2026).

No review we read mentions One, Connect or Multiply yet; the newest dated review is from 7 October 2026. One September 2026 reviewer on Software Advice wrote “I did like the original version better as compared to Door Loop 2.0.”

Our read: the product is easy to learn and most customers like the people behind it. If you prepay a year, read the cancellation terms first, and if you send owners monthly statements, test that workflow in the demo.

Which DoorLoop plan fits your portfolio?

Under 80 units: One costs $199 a month whatever your count, about $20 a unit at 10 units and $4 at 50. If you’re under 20 units and don’t need owner statements, a flat-fee tool is cheaper (see the alternatives below).

80 to 300 units: One is where DoorLoop is good value: $2.50 a unit to 100, then $1.50. At 200 units it’s $400 a month, $2 a unit, with unlimited users and the API included.

If tenant calls and texts eat your evenings: Connect, at $4.00 a unit with a $299 minimum. The Receptionist Agent is the main thing it adds, along with free incoming ACH.

If you want every agent as it ships: Multiply, at $5.00 a unit with a $399 minimum. Today it adds maintenance and renewals agents; the Prospect Agent isn’t released.

Choose DoorLoop if, look elsewhere if

Choose DoorLoop if:

  • you manage 80+ units, where the $199 minimum stops costing more than $2.50 a unit;
  • you want accounting, leasing, a prospect CRM, self-booked showings and syndication to 8 sites in one subscription;
  • you want unlimited users and full API access without paying for a top tier.

Look elsewhere if:

  • you manage under 20 units and watch costs, since One is $199 a month (about $20 a unit at 10 units);
  • you need an AI agent that answers prospects today, since DoorLoop’s Prospect Agent is “Coming Soon”;
  • you run owner disbursements and statements every month, the area with the most complaints after support (20 of the 142 reviews we read).

Using DoorLoop with Reallyo

Keep DoorLoop for the books, leasing and tenants, and use Reallyo for the listing marketing DoorLoop doesn’t make. Reallyo imports rental listings from property management system exports, XML feeds and spreadsheets, then keeps them in sync. File and feed imports usually take a day to set up once we have a sample.

Each imported rental then gets:

  • a listing page on your Reallyo website;
  • an AI listing video with voiceover and captions, in reel, square and landscape sizes;
  • social posts you copy or download, plus a printable PDF flyer with a QR code;
  • syndication to the 19 sites in Reallyo’s network, including Apartment List, Homes.com and PadMapper, which aren’t on DoorLoop’s list.

Enquiries from Reallyo’s listings land in its leads inbox. Plans are priced by active listings: free for one, $39 a month for 10, $49 for 25, $69 for 50 and $89 for 100 (Reallyo pricing).

Decide which system sends each listing to each site before you run both. Zillow “will only ever publish a single version of a listing” (Zillow), and Apartments.com locks a feed-connected listing to one source (Apartments.com). DoorLoop’s per-site switches make that easy: leave a site on in one system and off in the other. Syndication is for US rentals, and each site’s own acceptance rules apply. Start free with one listing.

FAQ

How much does DoorLoop cost per month? At least $199 a month on yearly billing, or $239 billed monthly. DoorLoop One is $2.50 per unit a month billed yearly ($3.00 monthly) with those minimums, so the floor covers up to 79 units. Connect starts at $299 a month and Multiply at $399 (DoorLoop, checked 20 October 2026).

How much does DoorLoop cost per unit? $2.50 a unit on One with yearly billing, $1.50 a unit above 100, and $3.00 and $1.80 on monthly billing. Connect is $4.00 a unit and Multiply $5.00 on yearly billing. Below 80 units the $199 minimum applies, so 10 units work out at $19.90 each.

What happened to DoorLoop’s Starter, Pro and Premium plans? DoorLoop replaced them with One, Connect and Multiply in October 2026. On 17 September its page still showed Starter at $69, Pro at $149 and Premium at $209 a month for 10 units on yearly billing. DoorLoop says everything that was in Premium is now in One, and existing customers keep their plans and prices.

Does DoorLoop have a free plan or free trial? No free plan. The cheapest plan is One at $199 a month billed yearly. DoorLoop’s pricing page and homepage offer a free demo; neither mentions a free trial.

Does DoorLoop syndicate to Zillow? Yes. DoorLoop’s help center lists Zillow, HotPads and Trulia among its eight syndication sites. You set up a Zillow account first by emailing Zillow’s feed team with your DoorLoop Company ID, and Zillow quotes any paid options directly.

Is DoorLoop legit? Yes. DoorLoop is established property management software rated 4.8 out of 5 on G2 (254 reviews) and Capterra (717). Its Trustpilot score is lower, 3.8 from 276 reviews in September 2026, with recent complaints about support access, payment timing and cancellations.

Is DoorLoop safe for tenants? DoorLoop says it uses 256-bit encryption, two-factor authentication and five-minute backups, is PCI compliant, and “cannot access any credit card or bank information” (DoorLoop). The tenant complaints we read were about timing: one tenant wrote that it took “an additional 3-5 days for the payment to finally show up on DoorLoop as received” (Trustpilot, June 2025).

Does DoorLoop have a CRM? Yes, a Prospect CRM on every plan, which tracks each prospect, lead source, pipeline stage and follow-up task. Showings with automatic reminders are on every plan too. DoorLoop’s AI Prospect Agent, which would qualify leads and book showings, is marked “Coming Soon”.

Which is cheaper, DoorLoop or Buildium? Buildium, for small portfolios. Buildium’s Essential plan starts at $62 a month, while DoorLoop One starts at $199 a month billed yearly. Past about 80 units the gap narrows, because DoorLoop One’s per-unit rate takes over from its minimum.

Can I use Reallyo with DoorLoop? Yes. Reallyo imports your rental listings from property management system exports or feeds and keeps them in sync, then adds a listing page, a video, social posts and flyers for each one, and syndicates to the 19 sites in its network. One active listing is free.
